What are buyers looking for in the 2ND showing?

We are selling FSBO and have a couple who viewed our home last week and want to view it a second time this week. What kind of things do people look for/at when they go back a 2nd or 3rd time? (We built our home so in all honesty we never went through a lot of houses, and never went through any twice)...

  • Well, our strategy was to go through a bunch of houses all in one day (spending less than 15 minutes in each house) and, if we really liked a house, to go back and look at it in more detail. Since we already knew from the first walk-through that we liked it, in our second visit we were looking for evidence of any problems or deal-breakers ... and if we were still debating between 2 or more houses, I guess we'd be figuring out which we liked better.

    We only liked 1 house enough to go back through it, and we put our offer on it that night. GL!

  • We looked closer at every room to see if we felt ourselves living there.  We opened every closet door, turned on all light switches, faucets, etc.  Really gave the house a thorough look.  We also got a copy of the seller's disclosure so we could look over that and ask any questions that we needed clarification on.
  • I honestly can't imagine having to decide to buy a home I would live in forever and only being able to see it once before buying. I basically would want a second look at whether I really like it, whether the space was what I remembered. It's a huge commitment, so seeing/feeling/going over the property more than once makes a lot of sense to me before committing.

  • I agree with others that it's to make sure you can really see yourself living there. It may also be so that they can brings parents or friends along for a second opinion.

    There was one house I went to see again and it was NOT as great the second time. I would make sure it's in top notch showing condition for the second time around.
     

  • Our second viewing we took my parents and looked closer at any possible issues, (my dad built his first house and has lots of construction experience), made a list of things that would need to be fixed or repaired to try to evaluate those costs, and basically a reformation that we liked the house. We put an offer on it 2 days later.

  • We checked for signs of water damage and mold, measured rooms to figure out if furniture would fit, if we thought we could fix this problem and that and also looked closer at the yard (we have a dog so we wanted to see if the fence seemed secure, holes underneath fence for dog to get out,  etc)

  • I scoped out all the houses first since I work PT and then brought my husband if I liked it.  To add to above posts.

  • We looked at several houses twice--many people do.  The first time, you get your first impressions of the home.  Often, people see several homes in one day.  Then, if there were some that we liked, we asked our realtor to set up a second showing so we could look closer at details, etc.  We didn't place an offer on our current home until we had been through it 3 times (at different times of day).

  • We want second showings on houses we are seriously considering. For us, we did often see multiple houses, and sometimes they blend together. And also what PPs are saying is true: You go back to make sure it is still what you remembered, and can you see yourself living there. It is also a time to look at details and for potential issues. For example, on a second showing it had rained and we noticed a serious water issue we hadn't seen the first time.

     I would say a second showing is a very good sign, because it means they are at least seriously considering making an offer.

  • We are planning a second visit this weekend.  We've visited a few places twice and in most cases, it helps us walk away with a clean conscience.  We wouldn't consider putting an offer in WITHOUT a second visit though.  Here are our plans for this weekend:

    1.  We're bring my in-laws for a fresh perspective.  We have really appreciated both of their thoughts throughout this process, though we prefer to visit the first time solo.

    2.  We're going in with a strategic eye, to tally all the updates we'd want to do to determine what - if anything - we'd want to offer for the place.  My FIL has tons of experience with renos and builds, so he's especially good for that sort of thing.

    3.  Do we get the same feeling?  Does the house seem as nice given different weather, time of day, etc.
