Website listings

What makes a listing come up as "pending" instead of "active"? Is it once the bank has accepted an offer?

  • I think the seller agent updates it. Not sure how that works on a foreclosure or short sale. Sometimes it takes a few days to show up as pending.

  • Interesting. Seller accepted our offer two weeks ago, but the home is still showing as "active" on the websites.

    I wish they'd remove the listing all together :):)

  • Also, many secondary sights, non-local MLS, are very delayed in updating their info. Realtor.com, zillow.com, and many others are often very outdated.
  • Even after our offer was accepted, much paper work completed, loan process well under way, the listing appeared as "active".  It took another 2 weeks for it to update to "pending".  We had a foreclosure and do think they are a bit delayed at times.

  • Have all the contingencies been removed?  If not, perhaps that it is why it is still showing as active.
  • Unless you really don't trust the seller, I wouldn't worry about this. We had asked to see a house listed as active, but when our realtor called, they said it was under contract. He told them to call him if it fell through. No biggie.

  • The house we are trying to buy is coming up as "Taking back up offers."  We have been through inspection, negotiating inspection, apprasial is next week and then closing is at the end of the month.  I bet they don't take it off the listing until after closing.
