Moving to VA Beach and I have a ?

Hello ladies!! I introduced myself awhile ago when H first enlisted in the Navy. We just received our orders and we are moving to VA beach and we only have a few weeks to do so. Oy, the stress! This is our first move and I have NO idea what I am doing. lol. Anyway, let me stop babbling and get to the question!

 We have decided to live outside of base and we just found a great condo in which we are interested in. My question is do we pay for the application fees and security deposit ourselves? And do we have to show the housing office on base our lease agreement before we sign it to make sure their is a military clause? Clearly, I have no idea how any of this works. Thanks for help!

    You should be able to tell from reading the lease if it has a military clause. I would ask up front before I even sat down to do paperwork since I don't want to do business with them otherwise.

    You might wish to check in with the housing office just in case they advise you to stay away from that particular place (blacklisted) or if anyone has told your husband specifically that he needs to check with them first. We've personally never had to show our lease to anyone before signing.

  • Not sure if it works different in other branches. My H is Air Force and we have always lived off base. At our first base we met with someone from the housing office and they gave us a packet/folder with information on the area. They had what is called a "black list" of places that they wouldn't recommend living. But other than that we were free to find our own house.Here at this base, we found a house on own our own without evening needing to go to housing for anything.

    With living off base, my H's BAH goes towards our rent every month. We paid security deposits and all that beginning jazz on our own. Or you can use BAH. Its best to make sure if your renting, there is a military clause. You never know if you'll need it or not, so its is good to have. I don't remember having to report anything to the housing office. Again, not sure if all branches are the same but that's what I remember from our moves.

  • Hi there! H and I live here in VA Beach too! You can look around places for now and if you are interested in a place, get a copy of the lease from them and take that to the housing office on base to have someone look over it for you before you sign anything. 

    There are a list of places the housing office recommends but you don't always have to go by that and there's always AHRN.

    I don't know if you get it coming out of boot camp since H had been in a while when we met.  But that person was probably referring to DLA (dislocation allowance) which is part of the money given to you when you move.  DLA can be used to pay deposits and/or first months rent on a new place.  Like I said though, I don't know if you get that coming out of boot camp.  Either way, you have to make the payment yourself, nobody makes it for you.

    Did you ask the landlord if there is a military clause? (if not, you can ask to have a military clause added to the lease if the property is privately owned) Have you seen the lease yet? We rent a condo in Chesapeake (like 10 mins from Va Beach) and the military clause was clearly stated in the lease. Most landlords understand that a large portion of the renters here are military and cater to those needs.

    We never went to the housing office, or even talked to them when we went about renting our place here or at H's last station.

  • You can also get a BAH advance, but it's a bit of a pain. 
    I've seen a lot of military surprise homecomings. It wouldn't work on me. I always have my back to the corner and my face to the door. Looking for terrorists, criminals, various other threats, and husbands.

    No, they won't. Your BAH is for rent and utilities, but there is no extra pay for deposits and app. fees. 

    SOME places have something called the set aside program where they will waive application fees and deposits (or reimburse you after the fact) for setting up monthly allotments. H and I used it when we lived in NC and it was great. We didn't have to worry about getting rent out, it just went directly to the apt. 

    Your base housing office can point you in the right direction there.

    The only time the military has paid an "application fee" was our off base house but it was OCONUS. They pay for the housing agent fee which was 10% of monthly rent.. OHA (overseas housing allowance) is different than BAH though. Maybe the person you talked to was referencing that?

    Welcome to Hampton Roads! We just moved here in April (and are moving again in July). This was our first military move, so I can totally sympathize--I had no idea what I was doing.

    DH is an officer, so I'm not sure if anything is different for enlisted, but my understanding is that you pay for all off-base housing expenses yourself. You'll receive a BAH as part of your salary, which is the governments way of reimbursing you for your living costs.

    I read somewhere that VA is one of the states where landlords HAVE to have a military clause. We did not have anyone review our lease and it did have a military clause. However, I know I've also read that you're supposed to have the military review your lease before signing anything. As I said, we never did that, but it couldn't hurt. I'd just call your base housing office and see what they say.

     Also, which base will your DH be working at? If he's at Damneck, he'll be ok living at VA Beach. If he's at Norfolk, I would consider living somewhere that would provide a tunnel-free commute. There are lots of tunnels around here and they get very backed up. But other than the tunnels, I really like living here.
