Sorry about all these, folks. I swear I'll talk about something else soon.
My other post made me curious as to your lender experiences.

Re: mortgage-y poll
1. Who is your mortgage with? Our current mortgage was originally with Bank of America, but has already been sold to Fannie Mae.
2. Do you love them? Are they so-so? Do you want to throw bricks through their windows? We only had the mortgage for 3-4 months before it was sold, and it's only been a couple of months since, so we don't have any opinion one way or the other so far.
3. Vents/gushes about mortgages/buying/renting/life in general? Our last mortgage was with Bank of Oklahoma, and we *loved* them. We had hoped to get a mortgage with them again, but the rates and closing costs they were offering were too much higher than the competition.
1. Who is your mortgage with? It was originally with MidFirst, then it was immediately sold to Countrywide, then it was sold to BOA.
2. Do you love them? Are they so-so? Do you want to throw bricks through their windows? We haven't had any problems with any of them. I really liked our loan officer from MidFirst.
3. Vents/gushes about mortgages/buying/renting/life in general? N/a

1. Who is your mortgage with?
BoA
2. Do you love them? Are they so-so? Do you want to throw bricks through their windows?
Dislike, though not vehemently or anything
3. Vents/gushes about mortgages/buying/renting/life in general?
I had Chase before, and much preferred them. I also have a loa through Arvest for my lot, and the pisses me off to no end (can't to online account management if you don't bank through them. Eff that)
1. Who is your mortgage with? Metlife. We used an independent broker and MetLife could get us the best rate at the time (which was 4.375% at the time and now I heard it's more like 3.8%?! Crazy).
2. Do you love them? Are they so-so? Do you want to throw bricks through their windows? They're fine. Haven't had to deal with them very much.
3. Vents/gushes about mortgages/buying/renting/life in general? People are in such a panic to buy because the rates are low and "AH they're going to go way up!" Well, we thought that 6 months ago and look at the rates now.

When I was shopping for mortgage companies last month I didn't really shop interest rates. Everyone I talked to had about the same interest rate, but the closing costs varied greatly. I had all 10 or so places crunch my numbers and tell me exactly what I would have to bring to closing. People seemed to be annoyed by that and wanted to give me an estimate, but it helped to have the actual numbers.
I bet they were annoyed because closing costs can change so much. A lot of times, your exact closing costs won't be known until right before closing. I'm not sure about other parts of the closing costs, but I know it's very difficult to estimate costs from the title insurance company side of it. The abstract for the property must be updated and that fee can range from $150 to $1000 depending on where the property is and when the abstract was last updated ($1000 usually only happens if the abstract is lost and has to be rebuilt or the property is in some small county who overcharges. But it's normal to see abstracting cost up towards $500-$600.) Plus there are various other fees for items that are sometimes needed but sometimes not. It's hard to give an exact cost of it all until after it's all been done.
