New here & frustrated

Just wanted to introduce myself, I'm Katie. I've been lurking for a while and you all have been helpful!

We just bought a house and we're just waiting for closing.

We are a bit frustrated though, our offer was contingent on the inspection. There were few issues found so we requested the sellers to cover some of the issues. They verbally agreed, but have yet to sign the addendum. It has been two weeks.

I've heard stories of realtors kind of slacking once the purchase agreement has been signed. Is this typical? Our realtor seems to be annoyed by us asking him for updates, he keeps saying that he hasn't heard from the seller's agent. I am this close to directly contacting the seller's agent and demand him to get things going.

  • Didn't you give them a timeframe to sign the addendum?  Things like this just irk me.  I'd be looking at walking if they don't sign the document.  If they are this difficult over a signature it can't be a good sign.
  • I hope you gave them a time frame to make the updates/fixes as well. You don't want them to sign the document and then drag their feet again.

  • I wouldn't contact the seller's agent directly - if you're annoyed at your agent, call their brokerage office number and explain that you're unhappy with your agent and ask for a different one. They want you to be happy and can give you a new agent from that brokerage.

    I'd be annoyed by my agent if she pulled that. It's his job to get on the phone and insist on the paper work. 

  • The repairs are to be done by closing.

    We did not give them a time frame for them to get the document signed. We were communicating just fine until we sent them the final addednum and then bam, nothing from them ever since. Didn't think we needed to, but now I am considering requesting our agent to give the sellers a deadline. When would be a reasonable deadline?

  • In your contract, the inspection section, isn't there a time limit that the sellers have to complete the work in? Call your agents' office and speak with the broker or sales manager. Don't call the selling agent. Just curious, what do the sellers have to fix? Major repairs or just some small stuff?

    Nothing major, but things such as giving us an allowance for the siding at the base of the house, supporting the pex tubes on the tressels, put up a vapor barrier over the fiberglass insulation in the storage area, and repair some dents on the walls. 

    The inspector gave us a list of repairs that will cost us about $13,000 but my FI works in construction and he is able to do most of the repairs- but since the seller built the house himself and did not finish some of the projects- we thought he should at least complete some of them since they are going to leave us a long list of projects (all minor) and it will be time consuming for us.

  • Is there a date that all of the conditions have to be removed by? Normally this date is for both the seller and the buyer. if there is and that date has passed they have broken the original contract. I would contact you real estate agent one more time and ask them to make sure that the form is signed, and if it is not or they do not seem to want to make this happen then I would get another real estate agent.

  • Do not contact the other Realtor yourself. This is why you have a Realtor working for you, use them and take advantage of their expertise and knowledge.

    First, talk with your Realtor about your options and standing. If they haven't signed the addendum and if you still have a contingency, you can cancel the contract.

    If the listing agent really isn't responding, then your Realtor can contact their manager to try and get some resolution.

    I'm sorry for the headaches and frustration. Hang in there. Explore your options. This is salvageable.
