Improvements during selling?

We had our house on the market last summer and didn't get any offers. The realtors and people who saw the house said they loved the house and the price was right but they didn't like our property, it was too narrow. We took it off the market right before Christmas.

We do have a narrow front and back yard. The house is on a hill (mountain) and there are steps up the hill from the street to the front yard. We have a long driveway in the back of the house from the street to the house and the driveway is brick and narrow. The yard is also narrow.

My Dh wants to get rid of the long driveway and in doing so will widen our back yard. The driveway will be relocated to right off the street and we will make a walking path up the backyard to get to the house. Hope this all make sense.

The problem is we can't do this work until it gets warmer here in the spring but thats also when we wanted to put it back up for sale.

Think we should do the work missing a few months of prime time selling or skip the work and hope we can get a buyer who doesn't mind the narrowness.?

  • It looks like you live in NJ, is this correct?  If so I would not get rid of a driveway that goes to the house and replace it with a walkway.  I would never buy a house I couldn't park at.  Do you not have a garage?  I assume you get snow, correct?  I would not want to trudge through the snow with groceries and kids, etc.  Or run through the rain with kids.  That is just my feeling though.  Maybe I am overthinking but something to keep in mind.

  • I agree with pp, I wouldn't get rid of the driveway, especially with the unpredictable winters we get in the northeast.  I'd put it back on the market as-is and not wait around.
  • First, I'd check with the City to make sure that your plans for moving the driveway would be allowed.

    I would not recommend putting the house on the market before doing the work (if you really are going to do the work). It will be very hard for buyers to envision the finished product and in the mean time, you rack up days on market. Also, if someone accepts now but you cant do the work until April...then what? Wait to close until after the work is done? You can credit them for the work, if necessary but most buyers would rather have the driveway than the credit because you never know what is going to come up that may add to the expense or delay the project.

    Do some investigation first: what will it cost, how long will it take, is it allowed. Then you can decide if you want to go on now without doing the work or do the work and come on later.
