home buying help

Officially starting to look at houses tomorrow - the one we are looking at has been empty for a while and needs a little bit of TLC, but what kinds of questions did you ask when looking at houses?  I have a great realtor (nudge) but could use any suggestions possible!

  • Schools. G and I only want to move to one area that is all in the same district. We went to the schools and they still have a pretty good rep. 

    I would also ask about taxes. Have they gone up in the last few years. Is the house in a flood zone area? How new is the roof/appliances? How much land is the property on?

  • Check the basement for water and or water marks on the concrete and inhale to se if it smells musty if it does it will severely hamper your ability to waterproof and finish the basement.

     

    - check how new/ old the windows are drafty windows means $ / heat going right out and  cold air coming in.

     

    -how old is the roof

    What the property line is/ are

    Near a firehouse/ train/ main road for noise

    What's under the flooring? Carpet, real hardwoods? Are they warped?

    - are there any his fees we live in a private house on a private street and have to pay for garbage, plowing and o&r for the streetlights on our block 

     

    Eta I always like to know why the previous owners left but a lot of realtors do t know wk t tell you

    An I it's near a stream or body of water or if there is water lying on the property you might get Mosquitos and other issues from it

  • DH always walks straight into the house and right towards the water heater, boiler, and all electrical and water stuff.  We have walked out of tons of houses after he takes a look before even seeing bedrooms and the rest of the house. 

    Check attic. Go in and feel stuff to check for dampness.

    I would turn on the water in one room when you walk in and check for water pressure and hotness.  Leave it on when you check out rest of the house and see if the pressure and temp is the same.  

    Closet pace.  

    Use LOHUD.COM to see what last owners actually paid for the house and sometimes you can see several transactions.

    Google address to see if anything interesting has every happened to it.

    Check out neighbors yards (IE MY NEIGHBOR BEHIND ME IS A PIG!) DH finally asked him "do you have a landscapper?" as a hint.  This spring may offer to clean up his property if we don't build a fence.

    Where does bus pick up?  I am lazy, we have always had the bus in front of our house at driveway, so no walking/driving in the morning.

  • I would look for loose tiles in the bathroom, it would let you know that maybe there was a broken pipe if tiles are loose.

    walk the yard, make sure there are no really soft spots expecially if there is a septic tank at the house.

    if you really like the house do a few drive bys. we wanted to see how many kids were out and what the neighborhood is like during the day, afternoon and weekends.

  • Find out how property taxes are assessed - are property values assessed every couple of years, or upon sale of the house only, or only if prompted by the homeowner when renovations or challenges occur?   It can make a big difference.  For example, if they only reassess at the time of sale and the house you buy has been owned by the same people for 30 yrs, there will be a big jump in taxes from those currently reported.   If they reassess every couple of years, then it is probably accurate for what you pay.  If they never reassess unless prompted by the homeowner in some way, there can be a lot of variability in how much you pay v. how much your neighbors are paying.

    I'll add on two things that we had to change about our house-  When I first walked into this house, I was so upset- it was the first time seeing where DH lived and I liked him soooo much- but when I walked through the door, I was greeted by a sulfur poo smell (and nasty green carpet, but that's besides the point).  I couldn't believe this great guy let his dog poo in the house and didn't seem to notice.  Later that day, our third date, we had an awkward convo and it turns out he has sulfur water.  We ended up with a special thingamajig in our garage to get rid of the smell.  So, my advice is to smell the water.  Second, if you want a gas stove and it's not an option from O&R, see if it's worth it to install a gas line.  We ended up doing that, too.  If we bought this house together, I would have preferred a home in an area with gas lines and non poopy water.

    (one more thing... stalk the neighborhood at different times of the day and different days of the week)
