Moving to West Chester area for job - help

Hi - I am hoping you all could help...

I am a single mom with a wonderful daughter who is 12 and has an IEP.  I am overwhelmed with how huge the west chester area is... Where do I start?

A little more info - Household income is 80k or so.  Schools are very important.  We have a small dog that must stay with us.

Any suggestions on certain areas?  I would be renting at first perferrably a three bedroom but would be just as happy in a 2 br.  Looking for safe, clean good area.

Any advice would be MUCH appreciated.  We are thinking the relocation will be over the summer.

Re: Moving to West Chester area for job - help

  • Read your post about moving to West Chester this coming summer.  I have lived in Exton for over 25 years and raised my family here.  I am a realtor with Coldwell Banker Preferred, so I have not only a great deal of personal knowledge about the area from living here, but I have the professional perspective on neighborhoods around West Chester.  I would love to provide you with information you can use as you begin your search.  Please let me know how I can help.  My email address is pcunningham@cbpref.com.  Best, Patty

    Go away, vendor.

  • There are parts of WC that are great, and a few areas you may want to stay away from.  There are some really nice restaurants, shops etc in the "downtown area."   West Chester University is there as well.  With that comes the college students, and I am not downing them in any way.

I would suggest looking at some of the townhouse developments on West Chester Pike.  A lot of them would have 3 BR, 2.5 baths and accept dogs.  Most of them are safe, many middle-upper scale etc....

Do you have a preference of schools?  You mentioned your daugher's needs, and that may be a good start to select the school and/or narrow it down.

Good luck!  Hope your re-location goes smoothly.  And, post away if you have other questions.

  • I believe there are plenty of options for housing just north of West Chester on Route 100, which is the area around and north of the Exton Mall. I believe that area is covered by the Downingtown School District which is very good.

Another area that is easily commutable to West Chester is Malvern (Great Valley School District). I don't believe that they have many apt complexes, but downtown Malvern has many privately rented apartments. You can also check out areas just south of West Chester along Route 202. A good portion of that area is covered by the Garnet Valley School District).

Also along the Route 202 corridor is the Unionville-Chadds Ford School District. I'm not as familiar with that district.  Here is a map of the School Districts in Chester County, where West Chester sits in the middle of.

  • I am googling schools now.  I hear all the schools in that area are good but I imagine some much be better than others for what my dd needs.  Thanks so much!!

Bad vendor.  This is how you get people NOT to use you

I know people who currently live in both of these communities and are happy there.  You have direct access to WC Pike and 202 is about 2 miles away.  They are both WC school district - both are supported by the Chester County Intermediate Unit and can offer supports for IEP needs.

  • I live in West Chester, and I grew up in the West Chester area. My mom was a special ed teacher at TE school district, and they have a phenomenal program. I, personally, went to Great Valley. I had friends at West Chester school district, Downingtown, Connestoga/TE, and Great Valley. Almost all of us agree that Great Valley and Connestoga were the best of the area when it came to actual schooling.
Paoli and Malvern are amazing places for families, but if you want to be in the actual West Chester surrounding area, West Chester Pike is the way to go. I live on West Chester Pike with my DH and they have a little bit of everything here.

    Hope this helps!
