How low should I go?

Hi Nesties, if the house is listed at $375,000 what should my initial offer be? My hubby and I want to keep the cost as low as possible but we do not want to offend the buyer and lose the chance at this house. We really want it to be below $350K (more like $320-340). Is that unreasonable based on the asking price?

  • I don't think we have enough information to go on.  Is the house priced fairly?  Have you gathered recent sales of comparable properties?  What are those going for?  You can look at the cost per square foot to start, but make allowances for more or less acreage, upgrades, etc.  You should be able to justify the reasoning behind your offer, above and beyond "we only want to pay $xx".  It's not scientific and unfortunately you never know where the sellers are coming from.  Best of luck.

  • I agree. There were houses that we saw when we were looking that weren't worth what they were listed at at all. With our house we offered asking price. If we had tried to low ball them we wouldn't have gotten it because they received another offer that night. If this is THE house and you want to live there, weigh that with the value.

    Also, remember, if it under appraises, they will need to adjust or you will need to walk away.  

  • I do think that it is fairly priced. I know the neighborhood very well and the homes there go for high $300-mid $400. They are currently working on the house, new walls, floors insulation the works.

  • If even you think it is fairly priced at 375, why in the world would you think you could get it for 320?

  • Has it been on the market for a long time? If not, and you think the house is priced fairly, then they probably aren't going to come down all that much.

  • I agree with the others - if the house is priced fairly for the area, then it may be difficult to get them to come down that much on the price.  Some factors that may make them more inclined to take a lower offer include: length of time on the market; business relocation and company is covering all the closing/realtor fees; estate sale; etc.  See if your real estate agent can find out some more details regarding the seller before submitting your offer.  

    Getting it below $350K may be difficult, but not impossible if the sellers are motivated.  I probably wouldn't kick it off at $320K.
