  When we started looking I got a recommendation for a broker.  I did speak with a few banks, but the broker was in a much better position to find a lender that could do a loan that worked for us. 

  I also feel like the broker has been far more responsive than any of the bank's loan officers I was talking to, he calls or emails back immediately, is always available, and is always shopping for the best loan.

  We went to 3 different lenders:

  Two banks we have prior relationships with and also to a mortgage broker who will shop different lenders on your behalf for the best deal.   We selected the one who we felt most comfortable would meet our needs at the best rate.

  I asked my realtor for a handful of recommendations, then I contacted the list and narrowed things down by my interactions with each mortgage broker.  For the first house we bid on, we had one realtor, but he wasn't comfortable working with us on the short sale that we're currently trying to buy, so we had to switch to a different broker.  Everyone we contacted worked with a specific bank but was willing to shop around for better rates, even if that meant going outside of the bank.

  Go to someone who can know your name, not one of these huge mega mortgage companies like Lending Tree. You will get lost in the shuffle. So, ditto PPs.

  Agree with PP, don't go with the big lenders.  We were lucky enough to have a family friend in the business.  Met for drinks at the bar to do the pre-approval, and again to sign the formal loan documents.  I really trust him and I did check out other offers, he got us the best rate.  It really made buying a house fun instead of sitting in a stuffy bank or lenders office.

  We went to the bank we had our checking at and a second local bank. Both gave us the same rate so we went with our regular bank. We had a normal no frills fixed 30 year loan and we weren't interested in anything else so it was simple.
