Home warranty for HVAC

We just got the inspection report for the home we're buying, and we're on the fence about a few things. First and foremost is the roof, but we're negotiating with them on that point (it's a flipped house, so we're asking them to replace/repair the roof so FHA will approve the loan -- if they don't, the rest of this is moot). But the air handler is also 15 years old, and we live in Florida, so chances are good that it will go kaput, and probably shortly after we move in (Murphy's Law).

I heard through the grapevine that a friend of a friend of a friend bought an older house with a 20-year-old handler that went out right after move-in, but he had purchased a home warranty and it cost him about $600 to replace. I do know, however, that many home warranty plans don't cover the cost of replacing such an item, or don't cover pre-existing or poorly maintained conditions. We'd need an inspection on the unit before moving forward to see if it's been properly maintained.

Do you know of any home warranty plans that would cover something like this under these circumstances? Or are we just whistling in the dark? We're in Florida, if it makes a difference :)

  • I don't know of any home warranties that cover pre-existing issues, but know they vary by plan and carrier quite a bit.  We also have the original HVAC system in our new house (15 yrs old) and bought the warranty for that very reason.   We have Old Republic and know some people that have American Home Shield...

  • An old system at the end of its lifespan, would that be considered a pre-existing issue? Doesn't seem like it, but you never know...
  • We had the same question when we bought our house (with the original, 17-year-old HVAC system). We requested that the seller get the HVAC system cleaned and inspected prior to buying in hopes that if it does go out during the next year, it'll be covered under our home warranty (we went with OneGuard, but that might be specific to our area).

    It's my understanding that since we did get it inspected (and it came back fine) and cleaned/maintained, it would be covered if it did go out during this year that we have the warranty. But I'm not 100% sure that'll be the case until it actually happens and we put in the claim. Plus, knowing our luck, it'll go out the day after our warranty expires, so we're keeping a special fund for replacing the HVAC on our own anyway. :)
