Sample letter asking sellers for repairs?

Anyone have one?  We had our inspection on Saturday and a couple of things need to be fixed.

I am trying to draft a letter to address these items to the seller.

 

Any help is appreciated!!

  • Here in GA that is all done through an addendum to the sales contract.  You simply state what you want and sign the document.  That way the repairs become part of the sales process.  Your REA should be able to guide you through this.

    Hi,
     
    As you know, our purchase of this house was contingent on the house passing a formal inspection.  This was completed late last week and we have had a chance to review it in detail.  The inspector found a number of items that need significant work beyond what Stephen and I noted originally.  While none are "deal-breakers" and we understand no house is "perfect", there are some issues that need to be taken care of by the seller, in addition to those already identified and agreed upon.  These include the following:
     
    -Install landing on deck at exterior door in addition- block door until this done
    -Install approved stair rails at all stairs
    -Install vapor barrier over exposed fiberglass insulation
    -Install exterior base covering around house
    -Add duct work to addition from central heating system
    -Re-grade around house & add some window wells
    -Support all plumbing/tubing that is hanging down
    -Finish wall in closet behind fireplace
    -Add lighting to addition hallway
    -Install trim & baseboard
    -Add insulation at attic accesses
    -Finish walls in bathrooms
    -Kitchen sink, tub, toilet, and shower are rusty and need to be cleaned
    -Finish walls behind chimney in bedroom closet
    -Rise of steps in addition is over 7' (not compliance with regulations)
    -Additional siding or other covering is needed at base around house
     
    A full report is attached.
     
    Based on this report, we need the sellers to:
     
    1. Install vapor barrier over exposed fiberglass insulation in storage room
    2. Add siding or covering on base of house
    3. Add insulation on attic accesses (pantry/garage)
    4. Clean rust from tub, shower, sink, toilet
    5. Clean all appliances
    6. Provide an allowance for us to do the duct work and the grading
     
    We will take care of the rest of the repairs/issues. 

    In addition, before taking possession, we would like the sellers to show us how to trace the "pex" tubing since it is confusing.

    We also note that the legal land split is still listed as "tentative".  Do you have a date by which this will be complete? Time is of the essence as a binding contract needs to be presented to the bank for loan purposes and any delay will effect the rate and other loan covenants.

    This. I've bought in 3 states and it's never been a DIY thing. It's always an official form addendum to the contract and negotiated thru the agents. 
  • Could your realtor give you a sample letter or assistance with writing it?  I would say keep it simple, make a bulleted list and possibly a reason for the request (for ex, home inspection revealed that XX was improperly installed and is a safety hazard). 

    Here in NJ, we typed up a bulleted list of the repairs we wanted and our lawyer sent a formal letter to the sellers' lawyer.

  • Are you working with a REA? They should be preparing the request for repairs for you.
