Question for those who had sellers fix something

We asked our seller to fix an electrical issue and a furnace issue.  They agreed.  The ammendment asked them to "provide copies of billing and lein waivers".  They sent over the lein waiver which basically just states that they paid the contractor. I'm curious to know what ended up being wrong and what repairs were made but I'm not sure if I should be expecting an explanation of that or if I should just plan to re-check those items at the final walk-through.

If you had your sellers make repairs, what exactly did you get as "proof" that repairs were made?

FWIW, I trust our sellers and don't think anything shady is going on. I'm just curious to know what was causing things not to work properly.

  • We trusted our seller so we said we'd just check that everything was fixed during the final walkthrough.  What we asked for wasn't anything major, the bathroom fan wasn't working and the front porch lights wouldn't turn on (not sure if the bulbs were just burned out or the fixtures needed replaced). 

     

  • We were provided copies of the receipts for all the repairs completed. We close on our home next Wednesday and will do a walk through that morning prior to closing.

  • While we trusted our sellers, we were wary about the major stuff.  The house failed the electrical inspection so we asked for a credit and did the work ourselves. I'm glad we did it that way, because we asked for $4500 to do the electric and they were only going to give us $800 until we pointed out that they would have this problem with any buyer.  They fixed the visible things that needed to be fixed (toilet not secured, missing light fixtures) but we also asked them to fix the leaky kitchen sink and what do you know...a month after closing we had a plumber come in and within a month of that we had to replace the faucet altogether.

  • I think an explanation is reasonable and I'd ask for one.  You are never being unreasonable when asking for information when you have $X00k on the line.
  • We got copies of the receipts, stating what was fixed. While the items we had them fix were really not a huge deal, I would not have felt comfortable with not get a receipt. That said, we are out of town, and will not be able to do the final walk through with our realtor, so that does color my view a little.
  • I would absolutely ask for an itemized receipt. It will help you determine if they just paid for a short term fix on a problem that will be an issue over the long term. You said it's minor stuff, so if you are comfortable seeing that it's fixed during your walkthrough, I might not worry about it. Regardless, I think you have a right to ask for more detail.
