We asked our seller to fix an electrical issue and a furnace issue. They agreed. The ammendment asked them to "provide copies of billing and lein waivers". They sent over the lein waiver which basically just states that they paid the contractor. I'm curious to know what ended up being wrong and what repairs were made but I'm not sure if I should be expecting an explanation of that or if I should just plan to re-check those items at the final walk-through.
If you had your sellers make repairs, what exactly did you get as "proof" that repairs were made?
FWIW, I trust our sellers and don't think anything shady is going on. I'm just curious to know what was causing things not to work properly.

We trusted our seller so we said we'd just check that everything was fixed during the final walkthrough. What we asked for wasn't anything major, the bathroom fan wasn't working and the front porch lights wouldn't turn on (not sure if the bulbs were just burned out or the fixtures needed replaced).
While we trusted our sellers, we were wary about the major stuff. The house failed the electrical inspection so we asked for a credit and did the work ourselves. I'm glad we did it that way, because we asked for $4500 to do the electric and they were only going to give us $800 until we pointed out that they would have this problem with any buyer. They fixed the visible things that needed to be fixed (toilet not secured, missing light fixtures) but we also asked them to fix the leaky kitchen sink and what do you know...a month after closing we had a plumber come in and within a month of that we had to replace the faucet altogether.
