So the house next door to us was a foreclosure, and it has been vacant for over a year now, and the house across the street from us was a SS- it has been on the market since November.
I just heard from my realtor (DH and I were considering buying one or both as investment properties) that the seller of the SS accepted an offer, and the bank/owner/mortgageholder of the foreclosure accepted an offer as well.
Does anyone care to venture a guess as to when we will have new neighbors? Quite honestly I'm looking forward to it, but there are a few things I need to take care of before we get a next door neighbor- such as having survey lines drawn.

The biggest, most annoying hurdle in buying a short sale is getting the green light from the seller's mortgage holder/bank. If there is only one mortgage holder and the buyers already got their bid approved from them, it could be within 2/3 weeks, or as long as it takes for said buyers to get a mortgage approval, run a title search, and receive a clear to close.
Every state and every bank is different. Wells Fargo has an expedited short sale program that I believe is 10 days, whereas BoA, Citi & Chase are the worst offenders and drags things on for months, sometimes years on end.
