Closing Papers

So we are finally closing on our first house, TOMORROW.  And somehow I got the idea in my head that you are suposed to review all the closing paperwork the day before closing.  I proabably read it on those "Steps to Buy a House" websites.  But, we never got the papers for review.  And then DH called and asked me to get them or else we should move back closing.  So our poor realtor is running around trying to get the papers for us.  After I talked to co-workers and family most of them said they never got the papers before closing. 

So any of you with experince in this area, have you gotten the paper work before closing and read it?

  • We did get the papers ahead of time when we closed on our current house (8 years ago).  I'm glad we did...they misspelled my last name and it would have been a nightmare if we waited until closing.  We actually had to push closing back a couple of hours so they could make the changes.

    If they can get them, it's a good thing to look them over before you go in tomorrow.

  • We only got the HUD-1 before closing date, that's by law.

    Everything else, the person who did the closing, just explained to us in one sentence as we moved along. 

  • In my area, the only "papers" you generally get beforehand is the HUD Settlement Statement.  If you are getting a loan, the closing documents are fairly extensive and you likely won't understand many of them.

    And in my experience,  the closing office  frequently doesn't even get the majority of your closing documents from your lender until the day of closing so there would not really be an opportunity to provide you the documents ahead of time.  If you want to delay closing an day or so to review the documents ahead of time, then usually all of the documents have to be "redrawn" and some of the closing costs will change.
