Apartment renters, help me out

We sold our condo a few months ago and moved into an apartment (we were over the home ownership thing). We really like our apartment in general, except the neighbor below us has a dog that barks nonstop. By nonstop, I mean starts at 5 or 6am daily and barks for hours. DH and I get woken up nearly every day.

We talked to the neighbor about it once and asked her nicely if she could get it under control. She seemed nice enough, but said something about how the dog "was confused by the time change." We didn't understand what that meant, since there had been no time change at any point close to that day. We've spoken to the on-site management company twice and asked them if they could please ask her to get the noise under control. They said they'd take care of it. No change.

We don't want to fight with the neighbor, and I realize that being in an apartment, there is a certain level of "suck it up" that you have to do. Do you guys have any thoughts on what we can do here (even if it's just "move or get over it")?

  • That's really unreasonable. This is why I hate apartments.

    I would talk to the management company again. it's really their issue to handle.

  • Our condo was no better, actually. They were worse.

    We're thinking about renting a single family home or townhome once our lease ends. Don't want to buy, but hate loud neighbors.

  • Ah, apartment living. I remember the unit behind our bedroom would have an alarm clock go off every Sunday at 7 am. Not unreasonable, you say? Yeah, that fuuucker would let the alarm beep for three+ hours. On a Sunday. I finally go knock on the door when I can't take it anymore. The lady who answers the door looks at me like I'm the crazy one and says she can't switch it off because going into his room would wake her son up. 

    Management refused to do anything because it was during the hours you're allowed to make noise. Since yours starts at 5, I wish you better luck.

    Sometimes I wonder if scientists have never seen a sci-fi movie before. "Oh yes, let's create a super species of deer. NOTHING COULD POSSIBLY GO WRONG." I wonder if State Farm offers a Zombie Deer Attack policy. -CaliopeSpidrman

  • If management is not acting, I am not sure there is much you can do. And I am sure it was just as bad in condos. Places have shiit insulation. I cannot live with others on top of or below me. It is annoying.
  • I'm trying to play nice here, because I've ended up fighting with management companies / neighbors in the past and it always comes back to bite me in the a**. But all of these suggestions are reasonable, so thanks.

  • When I lived in San Diego, the guy in the apartment above me was doing his residency.  His BEEP BEEP BEEP alarm would go off at 4 am and he would let it go for an hour.  I finally got so fed up with it that one morning, when I was recovering from knee surgery and on crutches(!), I crutched my asss up there and chewed his asss out.  I hadn't said anything to him before that, but I was just done at that point and I think the crutches help me drive the point home.  I was like DUDE, I get that you are doing your residency and are exhausted and might sleep through an alarm, but you have GOT to figure out another solution.  It worked.

    I don't have much advice to offer.  The place we were renting before was pretty well insulated and we were on the top floor, so other than our neighbors who would have an after hours party and play house music a couple times a year, we had zero noise issues.  The condo we bought has decent insulation between our neighbors on the same floor, but absolutely crap insulation above and below.  Our downstairs neighbors fight LOUDLY and VISCIOUSLY (and have a baby that cries but so do we), and our upstairs neighbhor has two young cats who I think are in training for the Feline WWF.  Our condo association enacted rules to encourage folks to work it out individually.  You don't want to make a formal complaint because then it goes in the official record and could hurt your resale value.  But you can make a complaint if you want, and if one is made against you, you have to prove that you have at least 75% coverage of your floors with furniture and rugs.  Our upstairs neighbor reached out to us and asked us to forgive the cats, and we reached out to our downstairs neighbor and asked them to forgive our toddler who is up with the roosters and runs around.  We all kind of get it that we are in this together and trying to make it work.

    Is it bad that I totally thought about it? I feel like barking back at the dog, but that won't really help the situation any.

    Lindsey, I kind of like the idea of WWF cats. I would vote for those.

  • I'd continue to complain to management, every day, until they did something or until the lease ran out and I moved.  

    I like my complex because they tolerate no shiit. I overheard them in the office last week telling a dog owner that it was their third complaint and if they couldn't stop the barking, they'd have to get rid of the dog or move.

  • I'd complain to management and inquire about how you could go about and break your contract early (not that you are going to leave, but maybe you mentioning that will have them realize that it really is an issue).

    My complex is similar.

    H and I only had one minor problem with our non English speaking neighbor and her loud music. H talked to her boyfriend once and it was never a problem again. Our new neighbor apologized for his loud preschoolers. I hadn't even heard them. We have good insulation.

    I'm sorry for your troubles. GL with finding a solution.

  • I would send a registered letter to the mgt co. so they have to acknowledge receipt of the complaint.

    You are being denied "quiet enjoyment" of your apt.
