Putting in an offer...

Se we went for a second showing at the house we are really interested in.  There are lots of great things about this house, and a few things on the wishlist that this place doesn't have (like a larger first floor, an office, and a finished basement).  But the things we can't change (like the neighborhood, lot, yard, etc.) are amazing. 

We are putting an offer in on this house, going in with a very fair price (based on recent comps), and hoping the owner accepts.  The home is overpriced right now, and has been on the market for about 9 months, so I'm hoping they will just be happy to have an offer. It's basically a for sale by owner, so I'm hoping that our Realtor can show her the recent comps, show her that our offer is exactly in line with those (e.g. we are not low-balling her), and we'll have the house. 

Then we just need to get a fair offer on our house, which goes on the market next week.  Yikes!
