Feeling discouraged

We are ready to put our house on the market, so the realtor that we've been talking to for YEARS came over this morning.  We were originally going to sell back in 2008, which is how we got talking to her, but with the market collapse, we decided to wait a few years.

When I spoke to her back in January, she sent me comps and told me we could probably list around $400k.  Well, after doing all the work and this and that, today she told me we were looking more around $350 - $375.  UGH.

She's willing to go to $375 - the tax records she pulled on our house only had us with 1.5 stories when in actuality it's 2.75 stories.  But seriously.  I know the market is what the market is and I know she's just being honest with me, but it was kind of a blow.

  • I know.  My house sold for over $50K less than what I had anticipated.  The good news is that the house we bought was also devalued and even just a few years ago we would have never been able to afford it.
  • I feel your pain..my neighborhood is still declining as well.  Our house will likely sell now for about 15K less than an exact comp this time last year (and you don't even want to know what we bought for).  Media keeps saying that we've hit bottom but I don't see if close to home...

  • Sorry to hear that. A housing report that came out this week said while sales are up, prices are unfortunately still dropping.

    This is true for us too.  It is all a truly discouraging process though. GL!
