USDA Eligibility (gap in employment)
We're working with USDA and they keep asking us about what FI was doing between the months when he was laid off from his construction job in March 2010 and when he started his new job in October 2010 as a welder.
Will the gap prevent us from getting a loan? Or will it be okay if he was unemployed for a few months, but actively searing for a job & working odd jobs?
Re: USDA Eligibility (gap in employment)
All lenders look at employment history. Most lenders want to see at least 2 solid years at one employer. There are very few exceptions to the "2 years of employment" rule. You may have to consider if you'll be able to apply for a mortgage based on just your income and credit.
Tread carefully with the USDA mortgage. They are government funded and you now have the gov't up in your mortgage application. You can say that he was un-employed but working odd jobs, and you'll still have to provide documentation. You'll probably need his un-employment claims, proof that he was paid for "odd jobs", proof that that income was claimed on taxes, etc...
