Rules on Firing/Hiring Agents
Are there any rules associated with firing/rehiring real estate agents?
In short, we had a real estate agent, then were denied on our loan (due to student loan reporting incorrectly)
We've cleaned all the discrepancies up & are now thinking of trying again, but want a different agent.
Is this ethical?

Did you sign anything binding you to your agent/his brokerage? If so--has it expired?
My broker doesn't like me submit an offer without an Exclusive Buyer Brokerage Agreement in place. Essentially it's a document that outlines my duties, as an agent, to my clients. It also details how I am paid, the time period it's in effect and other items. It also states that if my clients go with another agent, I am entitled to the commission if they buy within X number of days after their agreement with me ends.
If you didn't sign anything, you are generally regarded as the customer of a real estate agent, not a client, and there are different duties owed a customer. This is applicable in GA, where I practice, so your mileage may vary.
It varies by state.
In my state there's no laws like that. Actually, when a realtor shows you a house, you have to sign a paper saying that you understand that you are just looking at a house and if you decide to submit an offer or see more houses in the future, you are in no way obligated to use the same realtor or real estate company.
It's always a 1/3 sheet of mint green paper and the realtors have a huge stack of them in their vehicle.

If you didn't sign anything, you're free and clear though if you try to buy anything you saw with the previous agent, you might have an issue.
If you did sign something, call the brokerage office and ask to speak to the managing broker. Let that person know that you want a different agent.
If you signed a contract that makes them your exclusive agent, then you are required to work with them until your agreement ends, or you put it in writing that you no longer want to have them as your realtor and are requesting to end your agreement. this will be your two weeks notice, since most have the clause of after written cancellation the agreement will end in 14 days.
If you have not signed a contract to make them your exclusive agent, then you are free to choose whoever you want. Also if you had signed a contract, it means you need to wait those two weeks after cancellation before you can contact another realtor.
