Months with most houses on the market?

Just wanted to see what people think about the months that have the most houses on the market. Right now inventory is very low in the area that we're looking and we're trying to gauge when we should see more coming up. We're looking at mid-size four bedroom houses that are typically occupied by families with kids and thinking that more listings could come up when the end of the school year is closer. We're also in the northeast which is usually a pretty slow market in the winter (though this one was remarkably mild).

Any thoughts on when more listings might come up?

  • We are also in the Northeast.  Our agent said that the spring is a much busier time with more inventory.  Not sure how true that is since we've never bought a house before, but it does seem to make sense for a variety of reasons.
  • My agent says the same. Starting in spring- we are in Minnesota and it's really slow when we have snow.

    A friend of mine took her house off the market when winter came because she felt it was too much work keeping the house clean and having people visit while it's wet outside. So I guess this kind of makes sense.

  • We are in New England and the inventory has been LOW.  Our house goes on the market today (in just a few minutes, actually).  There has been 1 house we've looked at that we'd want to live in.  We put an offer on it this weekend and will hear back by tonight.  I'm hoping that on the selling side, since the inventory is so low, it will help us get an offer quickly.

    As for when more will come on the market, it should be soon.  If people are looking to close during June/July (end of the school year), they should be listing very soon.

    It very well might. Where we are (Philadelphia suburbs) if the house is well taken care of and priced right, it sells within the week. We've been in three bidding wars. 

  • We're trying to buy right now and our agent has been telling us since New Year's that the market was about to pick up.  We haven't seen any evidence of it yet and now that we've been looking for ~6 months, we're getting pretty antsy.  I'd imagine those who ARE on the market right now could certainly take advantage of the situation, assuming fair pricing.

  • I've been getting emails every day since last October and today there were more houses than I ever remember seeing in any one mailing. So I'm assuming they all were waiting until March to get their houses listed. I also noticed a house across the street put up a sign today.

    And in terms of putting a house in the best light, all the spring flowers are coming out now so I would think that has to be an improvement over the winter showings.

  • I agree with PP about the closing in June/July for the impending school year.  I have heard from my agent that there are more homes on the market in the spring, but the sellers generally overprice at that point.  She said the best deals are to be had in June/July, when the sellers that are left realize they priced their homes too high.  I don't know because I'm not an agent myself, but this sounds right.
