inspection today...seeking support

I have found the whole house looking/buying thing to be very stressful, and I hate to sound like that, but the uncertainty gets to me.  We found a house we LOVE, and I'm so hoping inspection goes well!  Please tell me I'm not the only one for whom this process isn't fun?

  • Just went through it. It was miserable. Smile

    But you get through it. You'll have the inspection, they'll find "something" (they always do) and you'll ask the seller to fix it or you'll negotiate. It's a pain in the butt, but you just keep moving through it.

    Are you working with a realtor? Ours really helped us with the renegotiation after the inspection. The seller did EVERYTHING we asked too, so it was really a non-issue.

    I know that stress you are feeling though! 

  • Still in the house hunting process, but it stopped being fun the first week. Maybe it's fun if you have oodles of money or live in a market where you can get awesome deals, but it's been one of the more stressful things we've ever done.

    If I see one more house with plaid shag carpeting with owners who think it's worth half a million, I'm going to scream. 

    Good luck - as pp said, every inspector finds something so don't stress too much unless it's something crazy. Hopefully you have reasonable and motivated sellers who will fix whatever it is!

  • I'm so glad to hear that other people aren't having fun, either!  (not that I don't want you to have fun, but you know what I mean!)  This has been really hard.  Esp since in our area, the stuff in our price range has generally been awful.  Yes, this process could be fun if you're rich haha -- and we are so not.  I am working with a realtor that is a childhood friend's aunt -- thank goodness for her, because she gives really good advice and is right there with us with each step.  The sellers are an estate -- so I'm a little worried about price negotiations, if there are issues with the inspection.  I've heard buying from an estate can be tough because there are usually multiple siblings involved (in this case, 3), and my realtor said this is their "nest egg", and probably the last time in life they will get a lump sum of money like this, so they want it to be as much as possible, which i understand, but at the same time, it sucks.  Add this to being in my last semester in grad school, and yeah, I'm a stress monster!
  • We just closed on our home last week. Our inspection went well, they will find a lot of little things and some larger items to be fixed. Don't panic and read the inspection report closely when deciding which items you would like fixed and your realtor will also help with this. The inspection of our home took 4 hours, so it's a lengthy process. Good luck.

  • I know what you mean. Sometimes when I hear/read about people being so thrilled about buying/looking I think there's something wrong with me.

    Buying an estate property would actually make me feel better. Every month they keep the house, it's more in upkeep/taxes that they have to pay. It can go either way. The good news is that if there are major issues found you'll have leverage:

    - You can walk and find something new (which won't be fun)

    - They will be aware of the issue and will now be legally obligated to disclose it to other potential buyers

    - For anything big, they will probably have to have it fixed or factor it into the cost since it would probably scare off other buyers, too.

    Definitely talk to your agent about the inspection negotiation. If you're willing to handle the "little" stuff yourself they'd probably be more open to fixing anything major. Here's hoping it's a non-issue!

  • It is even less fun to sell while you are trying to buy!  Hang in there, it will all be worth the stress in the end! (or at least that is what I am trying to tell myself)
  • We have been looking for a couple of months now and it stopped being fun after week two maybe. It is a huge investment, and it can be hard to balance being picky enough without being too picky.

     We have been trying to get the disclosures form back for a house we are interested in, but the buyers haven't filled it out yet and they went on vacation. *eyeroll* So that is starting to make me wonder how motivated they really are to sell. In the meantime, we keep looking.

  • we're under contract now too - and our inspection was Friday. I was definitely anxious, but things went well. There were some things we wanted fixed and the sellers agreed to giving us a credit for the repairs - it's annoying b/c we have to find contractors to give us estimates on the work and then they will give us a check at closing. I'd rather that they just took care of it, but whatever. We love the house so we'll deal!
  • Our inspection was today and the only thing they found that might need to be fixed in the future was the motor on the garage door- but the house is only 5 years old and the sellers did a great job of taking care of it so we were expecting it to go well. I'm just a little nervous that they're going too well, almost that's it's been too easy and I'm waiting for something to go wrong because it always seems to!
