Landlords - Finding a Renter through a REA

For those who are landlords, what avenue did you find your renter?

We do not want to use a property manager.  We have all of the resources necessary to manage the property ourselves. 

We would, however, like some help in finding a renter.  Has anyone used a real estate office to do the search for a renter?  Do they go through the background check and provide information to us, or would we have to do that on our own? 

I appreciate any feedback you can give.

  • We listed the house in local newspapers.  Once we had someone serious about leasing we had them fill out an application so that we could check their job history etc but we used a website to do the credit and background check. You can set it up that you pay for the checks or the prospective tenant pays.

    We also liked because this way, we didn't have access to their SS#s or anything like that.

  • We listed the house on Craigslist.org, and had tons of responses.  We found that most people walked through the door with credit reports in hand.  Apparently the rental market is that hot.  DH is an attorney, so he had access to background checks. 
  • For our two out of state rental properties, DH does always list them with a reputable REA.

    They coordinate showings, collect the paper work to forward to us, and do the background/credit checks DH asks for.  The listings always clearly state that the fees are the responsibility of the prospective tenant, so it doesn't cost us anything and it weeds out people who aren't serious and/or couldn't really afford the rent.  It's never been a problem and we've always found quality tenants that way. 

  • We list all our rentals on Craiglist and sometimes in local newspaper.  We do our own background checks thru tenantalert.com

     

  • We found our renters (and now buyers!) through our REA.  We had the house listed for a while and nothing in our market was moving, so she suggested that we consider renting.  It was on the rental market for about a month and some folks came through and not only wanted to rent it, but wanted to purchase in 6 months.

  • We listed on Craigslist and had serious renters fill out a rental application. We then entered the information into an online credit and background website. Got the results back 3 biz days later. Everything was good and we mat to have them sign the lease and provide security deposit.
