Our house has been on the market for about 5 weeks. We've had no showing in 15 days so we were beginning to give up although we hadn't talked to our realtor about it. Yesterday my husband gets an email from the realtor asking about advertising our house for a company wide open house next weekend. About an hour later he calls to set up a showing for today and then one for tomorrow.
Maybe I'm being too skeptical but this seemed too coincidental to me? I was thinking that he sensed us getting impatient or frustrated and set these up to keep us hanging. I don't have any reason to believe he is playing games but I can't help but wonder after something like that. Am I being too skeptical? Would you be second guessing the recent events?
Re: What do you think about these showings?
Why do you want to give up after 5 weeks? That isn't very long in today's market.
What kind of feedback have you gotten from the showings you did have? Have you dropped the price at all?
No showings in 15 days isn't a big deal at all. Don't give up. Our house was on the market for 6 months and we had a total of 5 showings. Remember, it only takes 1 showing to the right people to sell the house.
The realtor's not going to set up fake showings - that would be unprofessional and (IMO) unethical. Showings when the house is currently occupied, are an inconvenience to the occupants - it would be really obnoxious to set up fake ones, especially if you haven't talked to your realtor about your frustration/impatience. It's most likely that these are legit showings.
If I were you, I'd also sign up to do the open house. People are just starting to get in the swing of looking for a late spring/summer move, so the market should speed up soon.
Ditto PPs. I think you are probably stressing out about selling your home, and consequently over thinking things. 15 days really is not bad.
I can understand the frustration, but I truly doubt your realtor would set up fake showings. Good luck on the upcoming ones!
What is the average days on market for houses in your area? 6 weeks, 6 months?? What feedback did you get from previous showings? Any comments on price? You might need to evaluate your pricing or there may be something about your house that people just don't like.
We have had properties sit for weeks and all of a sudden we get several calls for showings. Also in a lot of areas, things are slow during the winter and start to pick up as weather gets nicer.
Hang in there and try not to over analyze everything.
