Sellers: How many times did the buyer visited "their" house?
Other than the standard 2 showings, our buyers have come back another time to visit, AND they showed up unannounced on a different occasion. I'm sure they'll want to do a final walk through as well. I'm glad they love the house, but it's getting to be too much, since we're in the process of moving (30 days, at their request).
How many times has your buyer come back? Can I cut them off?
Re: Sellers: How many times did the buyer visited "their" house?
I agree with the PP. I think you'd be completely within your rights to tell your agent to tell their agent they need to pre-arrange any visits with you well in advance. It's not really "their" house yet. They are under contract, sure, but it is still your property until closing.
Our seller told us we could come by sometime if we wanted to. I would have liked to (I needed to get dimensions before I could buy a fridge and washer/dryer, etc) but it just felt too weird to me to actually do that. It was still his house. And if I would have, I definitely would have gone through our agents to set up a time!
I would cut them off. Showing up unannounced is not acceptable and I would definitely say something to your REA. Say since you are in the process of packing and moving things, you cannot accommodate any more visits except the final walk thru. If the buyers show up again on their own, just tell them sorry but you are busy packing.
We have friends whose buyers would drop by all the dingdong time before the closing and our friends would let them in. I specifically asked our realtor about this when we signed the contract to sell and she said that they would be back for the inspection, but there shouldn't be any other visits. And she was shocked that someone would allow buyers to keep dropping by.
I would definitely have your agent tell theirs to stop.
We're buying a house (not selling) and we have seen the house once since purchase and sale was signed (and thats all we plan on doing except for a quick walk through in May to make sure the central air works until we close in June). We went on Sat to do some measurements since we will need to do some work before move in (owner is a smoker and we are not). It is in our contract that we can see the property at the convenience of the seller and their real estate agent (standard in Ma per our realtor).
No way is it ok that they showed up without notice and without your or their real estate agent.
unannounced is way out of line.
we visited 5 times.
initial showing, slower tour before deciding to put in offer, inspection, checking that post inspection requests/repairs were made, and final walk.
our house was unoccupied though.
