A couple of weeks back I posted about once again losing a bidding war. The other offer was all cash on a $400K house. My agent called this afternoon and said that the cash buyers walked! Apparently they got through inspections without a problem and just decided they didn't want the house!
I'm cautiously excited - the sellers are supposed to close on their new house at the end of the month and have a settlement contingency. We're the only back up offer and the listing agent has already said it's happening. It's probably happening, I just can't let myself get there until I have the piece of paper in my hand saying it's ours!
This is the house that we've been comparing all of the others to. It's bigger than we were hoping for (3000 sq feet) and fairly updated. The yard is large and fenced and the basement is finished. Fingers crossed - I really think this one was meant to be ours.

We're under contract! Ugh, finally. I did not sleep a wink last night. Home inspection is next Saturday and we're trying to close in 30 days.
The situation is really crazy - the house made it through home inspection and the sellers fixed the two things that the cash buyer requested, but the buyer just changed their mind. I think it's a little strange that the sellers didn't request a larger earnest deposit - the cash buyer is only out $1,000. If someone was paying that much in cash I definitely would have asked for a larger deposit since that just isn't that much in that scenario and very easy to walk away from.
The sellers had a home inspection in January before putting the house on the market so that they could fix any issues in advance, which means that this house will have had three inspections by the time we move in. It's also been tested for mold and had a radon mitigation system installed. We're still doing our own inspections, but I feel like we're getting a pretty good deal here!
we were in the same situation as you - buyers of the house we're under contract with walked b/c of buyers remorse. It was also the house we compared everything to.
