Did you interview buyers agents in-person?
We're planning on starting to look in the next 6 weeks or so and we've received a few recommedationa from friends. Did you meet with the agent face to face or just talk on the phone? We're really excited, but a little nervous because wr've never bought before.
TIA!
Re: Did you interview buyers agents in-person?
No. We picked ours based on a recommendation from our selling agent. We actually found the house and then ended up calling her because we wanted to see it again and make an offer.
She sucked at life and if we had known how crappy of an agent she was, we would have picked someone else. We blindly trusted our other agent's recommendation, and it cost us money.
How did it cost you money?
DH and I only interacted with them via email and phone. We both have demanding jobs and hectic hours and we just didn't have time. I think it worked out well because in the end, the hungriest agent was the one who sealed the deal. She always got back to me quickly and was good with details. Follow up was probably the most important factor in our choice of agent.
We're buying in a tight market 45 minutes from where we live, so when a good house came on the market and we couldn't jump in the car and go right over it was great to have someone so tenacious on our team. She scouted things in advance, pulled disclosures and other details on the most promising ones so that when the time came to pounce, we were ready.
I think you need to think about what kind of experience you want. Agents definitely have their own style so figure out how you want to be communicated with, do you expect them to drive you around or meet you at the houses, how quickly do you expect them to respond to your messages, etc.
If you have a list of houses that you're interested in, I would email each of them a few and ask them if they can show them to you. That will give you the chance to meet each one and get a feel for what working with them would be like. I would definitely mention that you're trying to narrow it down to which agent you want to work with so that they don't feel put out if you don't go with them.
IF you want to buy something that one of them shows you, you will almost definitely have to go through with the purchase with the agent who showed you the house. It's called procuring cause and it's something to be aware of so you don't end up in a sticky situation. If you see a house with one agent and use another to put in an offer, the first agent is entitled to all or part of the commission. Just something to be aware of.
Good luck and best wishes for a great house hunting experience.
We 86'd several after getting to know them. Here was our list of issues before we finally got a decent one.
Buyers agent number
1. Oh look at the solid surface counters! umm (us) thats laminate. Her: oh really? whats the difference?
2. Wow what a great price this is, I wonder how this shortsale stuff works? (Turning to us) Have you ever done this before? I feel that I could use some pointers...NEXT!
3. You want to see shortsale A? Oh no you dont, it has mold and stuff (no there wasnt). What you still want to see it? oook let me check, Oh what do you know I talked to the listing agent and the bank just accepted someone elses offer on it today (its saturday) BUT I have several other much nicer homes I am selling that I would Loooove to show you.
Bottom line a bad or poor buyers agent will not look out for you and will allow you to get screwed just so they can get their fee faster. Here are my personal suggestions. take it or leave it
Look for one that has been around awhile and has a vested interest in making sure their reputation stays good. Be cautious of an agent that has never purchased a home themselves. Nothing like an appartment dweller trying to tell you how to do maintanence. If you feel like you are being schmoozed or that the agent is not being 100% truthful run.
While I hate dealing with them from the selling end I love a pitbull agent when Im buying. They get to be the "bad guy" and I get to sit back and let them take care of everything. Good luck on your search
