Moving Out & Miss Manners?

DH and I are selling our home and the closing is 3/29. The buyers get the home at closing.

We plan on cleaning the bathrooms, kitchen, vacuuming, and wiping out the oven, microwave, and fridge, prior to our departure, but what's the proper thing to do around fixing little nail holes in walls.

Pretty much all of our rooms have artwork hung...do we have to patch them? Just larger ones? Thanks.

  • When we moved, we were told to leave the house "broom clean".  I like to think it was better than that when we were done.  I cleaned the whole house like I would normally clean it (I didn't just spot clean) and I cleaned the oven and fridge. I did not fix nail holes.  The one large painting we had hung up, I actually just left the bracket in the wall.

  • We're planning to patch holes. That's been the standard when we've rented, so that's what I'm going by.
  • If they've already bought the house and it's closed, I'd say there's no obligation to clean anything, really, unless there's a huge mess out of the norm. They're going to clean the house to their specifications anyway when they move in, why waste your time? We never have left a ridiculous mess when we've moved out of apartments, but we haven't spent any time patching up holes or even vacuuming prior to moving out, because they usually have to paint/replace carpet anyway.

  • As long as your not leaving any large holes (bigger than a nail hole), I think it's okay to not patch them. I wouldn't mind if our sellers did that.

    I would DEFINITELY mind if the house was dirty when we moved in so I think it's great that you're cleaning everything out. We've been told that the house should be clean when we move in.

    I work in real estate law. This is the typical clause in the contracts that we do and we receive, unless other specifications are stated.

  • The "broom clean" clause was in our contract when we closed. We walked the house before close with our agent.  If the house was not in this condition and/or appliances switched, damaged caused when they moved, etc then we could have asked for a credit at close to meet the contract.

    Personally, I would feel better turning over a clean house.  We were in a rental between the sale of our home and the purchasde of the new home, and we chose to bring  in a cleaning service to detail clean. We just felt good knowing we left in better condition than we received it!   

     

  • We patched and painted. And even though I really, really disliked our buyers, we left the house in immaculate condition. I wouldn't have felt good about myself or the impression it would have left if I had left the house behind in any other condition.


  • When we bought our house the sellers not only left the holes, but left the nails in the holes. It was actually really useful because there were several spots where we could just put up our own art on existing nails.
  • I've been thinking about this too.  DH wants to remove all the child-proofing on the cabinets, etc.  But my feeling is, I'm sure this guy has a screwdriver, he can do it himself if he wants.  We're also leaving all the extra paint, so if he wants to patch and paint, it's there for him to do it.

    I may also be a little bitter about our buyer since he totally low-balled us and is screwing around getting his mortgage in place.

  • When we bought our house the sellers didn't patch holes.  In fact they left some pictures on the wall, they left their shower curtains (complete with liner) along with some hand towels.
