Garage Apartment

My brother just passed away and my mother and I inherited his property.  We'd like to build a garage with a small apartment above it and build a larger home later when we can afford to do so.  Has anyone built a garage with an apartment above it? Where did you look for ideas/contractors?  What are some things you would have added if you could do it again that you didn't the first time around?

  • If you haven't done so already, contact the municipality where the property is located. This type of apartment is not legal everywhere and where they are allowed, the building requirements can be very strict.

    This, my parents built an over sized 2 car garage several years back and they wanted to put an apartment over it. When they went for permits that were denied the apartment portion even after several attempts. They did put a huge storage room over the garage, but no plumbing was allowed.

    Not a lot of areas will allow those apartments anymore and those that do have very strict regulations because of the fumes and such that can leech up into the apartment.

    My area doesn't allow them (rural/suburban PA). You can have an attic above the garage, but no plumbing and only sparce electric (basically just lighting) and I think it has to be unfinished, as in plywood floors and exposed studs.

    This.  My IL's have an "apartment" above their garage but there is no plumbing allowed so it's basically just a rec room/storage area.
