Letting Agent Pick the Offering Price?

So we are going on second visits to two houses we are very interested in. Currently, one house has a slight edge over the other, but we are waiting for the second visits to make a final decision.

The house we are leaning towards is well within our price range, and we were discussing how much to offer if we decide to go with that house. We really have no idea. Obviously we want to try and get it for as little as possible, but at the same time we would be comfortable with anywhere up to the asking price. Ultimately we just want to pay a fair price for today's market.

When you were making an offer, how much consideration did you give your agent's advice as to what to offer? I'm not going to just let him outright decide, obviously, but since I would be comfortable up to the asking price, I'm inclined to go with his recommendation as long as it seems reasonable. Just wondered what others experienced.

  • Your REA should show you recent sold comps in the area. You can then determine what you want to offer. Your agent can advise whether they think your offer is strong or if it is weak (really lowball).

  • We asked our agent's opinion, but always decided for ourselves. I think agents tend to go on the high side because they don't want to tick off the other agent. Ours usually thought that things were worth more than we did and usually we met her in the middle.
  • Our agent helped us to create a fair offer through comps and knowledge of the area.

  • I trusted our REA's advice bc we have a personal relationship outside of this working relationship. We told her what we were thinking and she gave us her opinion and it helped us pick a starting point.

  • Since we were first time home buyers, we did put a bit of trust in our REA to steer us towards a reasonable offer. Especially when we found ourselves in a bidding war. We were in the same position as you, we were comfortable with paying up to the asking price, and it worked out well for us.
