does it cover stuff found in the inspection? Like we cant get the gas fireplace to light? Im curious as to what to expect out of the policy. will it cover the sprinkler system?
I was bleary eyed and feeding my baby when I typed this out this morning. What I meant was the inspection was just for us and not given to anyone else. The home already came with a warranty and technically had to cover everything even if we had no inspection. I guess my question is since we dont know for sure there are problems but we suspect them. ie we cant get the fireplace to light or the sprinkler system doesnt seem to have been winterized. Do you think that we will run into issues trying to get stuff fixed through the warranty?

It generally will not cover anything the is known at the time of purchase as it is considered pre-existing. Sort of like health insurance. It is only there to cover if something happens after you purchase. They will absolutely fight you on stuff if they feel it is preexisting or if it was installed incorrectly.
I'm not sure about the sprinkler system. My uncle used his home warranty for some plumbing/ tree root problems and the warranty literally stopped at the house. He had to pay out of pocket for the pipe once it left the house if that made sense.
Our sellers bought us a warranty and during inspection we didn't get to inspect the hot tub (no water, etc). We had to purchase the additional coverage for the hot tub ourselves but we did have someone come work on it two or three times. It obviously would not have worked at inspection and the sellers would not have fixed it even if we asked but the warranty covered it. We paid our $100 service fee and now it works! So yes it can cover things that weren't working when you purchased the house.
