We got an offer!**updated**
Our house has been on the market for a month and half. We have had 4 showings, 3 cancellations, 1 no show, and 1 second showing (they were there almost three hours). Our house is listed at $129,900. We got an offer (the people from the second showing) yesterday of 127,500 and asking 7,500 closing costs. In addition they want our two sheds, fridge, range, playset, and all our drapes and curtains. From what our agent says, they need the 7,500 in to close.
This may be a stupid question, but would it be a deal breaker if you were the buyer and we countered 129,900 with 7,500 closing and everything but the playset and our boys' curtains? We were planning on leaving both sheds anyhow since the place we are trying to build we won't need either shed, and will be getting all new appliances.
no go:(. They didn't even counter back... They said they wouldn't accept any changes.

I don't think that would be a deal breaker for me. That is a LOT of inclusions for them to ask for and I think most buyers expect to get a counter offer.
I think it's a fair counter offer.
However I'm not sure if you can give $7500 toward closing cost. Most of the time, there's a max % than seller can give toward closing cost (normally 3% for conventional, 6% for FHA)
I must say I agree that closing costs sound high there. Does that include seller credits for something like carpets, appliances, etc.?
That being said, as a buyer I would accept that counter. Very fair!
This is a great counter offer. (I don't have kids but I think if I did I would still agree to it.)

I was told prior to listing my home that the curtains that are up when the house is shown are the curtains that go with the house . So if I want to keep any curtains, then take them down and put up substitutes (cheap sheers etc).
You have a choice accept their offer or wait for another one. Your counter may be more than reasonable, but it does not work for the buyer. So the ball is in your court if you want a sale.

Wow, that's rough. It sounds like they're trying to buy more house than they can afford, especially if they NEED the $7500 to close. These don't sound like reasonable buyers at all, if you not turning over your kids' playset or curtains to them is a deal breaker. Your counter was more than fair.
You'll have to decide how badly you want to make the sale. Hopefully another offer will come through tomorrow so you can tell these clowns what to do with their crappy offer!
I agree with this. I would never ask for someone's curtains. I know a PP said that their realtor said curtains go with the house, but I'm thinking that must vary by market, because it is not the case here. I also totally don't get how not including the curtains is a dealbreaker. Although my guess is here that they were just barely able to afford the original offer, and only then with the closing help, so that adding a couple thousand more to the purchase price just wasn't gonna happen. Sounds like a foreclosure waiting to happen.
Too bad they didn't accept. Sounds like you dodged a bullet though...I wonder if they would even be able to get financing.
