Waiting to hear back on our offer...

Is driving me nuts!!! We love this house so much, and I just want to get under contract!

We put the offer in last night around 7. I'm just sitting here at work, totally distracted waiting for my phone to ring.

  • Update: Sigh, they countered but barely lowered their price. We had offered about 7% less than asking and thought if we could meet in the middle it would be good for both parties. It's still very much a buyer's market here and the comps are in our favor. We've countered their counter, but I'm worried they aren't going to come down much. I really don't want to pay more than what we think the house is worth.

  • How long has it been on the market?

    You really can't pay more than you think it's worth. What if it doesn't appraise? Breathe deep!

  • It has been on the market since January, but it was on the market last year and didn't sell. Only had one offer last time and when the sellers countered, the buyers didn't come back. (I guess it was their second choice and they purchased their first.) Of course that is what the seller's agent told my agent, but it doesn't seem like it would be untrue, since it isn't very favorable to them.

    I am worried about the appraisal, mostly because none of the recent sales really compare to the house. The house we want is upgraded, has a finished basement and a really great outdoor space, and is just a better quality house than the comps. So we are already offering more than the comps. It is a small market, so it can be difficult to get good comparisons. I think the bank, since it is local, knows that and it shouldn't be a problem, but still you have to think about it.

    We talked with our realtor about what we truly think it is worth and we are all in agreement about our max price for the house. It isn't an issue of whether we could meet the price they are asking (we can), but I refuse to A) pay more than what I think the house is worth and B) pay more than it appraises for. If we have the appraisal issue, I will worry about that one later.

     And here I thought the searching was the stressful part!

  • It sounds like they might not be the most reasonable people ever, but hopefully they're sick of showings by now. Appraisals can be influenced, according to my agent, so probably best to worry about it later. Is this the first house you've put an offer on? Definitely stick to your max and don't get caught up in the anxiety of the situation.

    We're 22 days from closing and I think it's all the stressful part. My nerves are on edge as well since we submitted our reply to home inspection today and now have to wait and see if they're going to make the fixes we requested. If they don't, we might walk and I honestly don't think we can take anymore if it doesn't work out. We're just going to rent for the rest of our lives.

    Don't be to discouraged by this.  The house we are negnotiating on we put in a low-ish offer about 8% less than asking.  Our sellers countered at near full with nothing back.  Now we are at the middle after some counter offers. 

    Originally our max was set, and now we are looking at 4k over max, for us we figured it isn't even $25 a month more so I won't really quabble over 4k.

  • Update: They came down a bit more, and we sent back a final offer in the middle of the asking and original offer. We are only about $1,500 apart at this point, so I'm really hoping they aren't that crazy. We are at our max we are willing to pay for the house. We are supposed to hear from them this morning.
