Perfect House...Lot not so much. WWYD?

Hubby and I have been looking for a house in our desired area.  We need to be near the expressway and the train station so we have 3 neighborhoods to consider.  One is newer but VERY expensive.  One has really tiny homes so that leaves the one in the middle range.  Problem is homes very rarely go up for sale there as in one home has sold in there in the past 2 years.

3 homes have gone up for sale in the past 2 months in the subdivision. 2 were totally not our style and the 3 I fell in love with.  Problem is it's on a less than desirable lot.  I'm really torn about it, because the house is perfect, exactly what we want and even the yard in back is decent and would work for us.

The problem is that it is on a T intersection.  In other words if you were driving down the street you could stop at the intersection and then keep going right up the driveway to our home.  The home is in a subdivision so it's not like the people would be going fast but it is on one of the main streets in the subdivision so there is traffic.  Also there is a yellow fire hydrant in the yard.  Right in the middle of the parkway strip (area btwn curb and sidewalk).  

Am I being nuts that this bugs me?  I know everyone makes sacrifices when they buy a home but these are things that you can not change.  I would just pass it up but I'm afraid no other homes will be better.  Plus the house itself is perfect Tongue Tied

  • If everything else is perfect like price, distance to train and highway, square footage, and backyard, etc. then this is probably just the "give" part of the whole "give and take" scenario faced when buying a home.

    I agree that a T intersection isn't great and it would bug me a little bit. But, you could plant some fast growing leafy trees to block the road view. And, if you buy them older, they will be larger and cover more up.

    It seems like this is a great house otherwise for your needs.

  • The one thing that would bother me would not be traffic per say, but car lights shining in front windows at night when stopped at the stop sign.  If that isn't an issue because of landscaping or siting, then yes, you're nuts ;)
  • Lol at the being nuts!  I would believe that for sure.  I guess I was just hoping for "perfect".  I would love this house on a cul de sac but it's not.  Lights would only shine in formal living room so no big deal.  bedrooms are all upstairs on back of house so nbd there.  It's hard to compromise. :)

  • Devils advocate here, but how long have you been looking? The house sounds fine to me, but if it *really* bugs you, there is a reason and I would worry about buyers remorse. I would give it some deep thought before settling if you feel like that's what you're doing.
  • Hmmm that is a tough one. I would probably not be a huge fan of this, but if it isn't really on a main road, I think that does make it better. You aren't likely to have the traffic. Is the price near the top of your budget? Is there a discount compared to some of the other houses in the neighborhood? Those things might make a difference.

     But it would be hard if a house had literally everthing else you wanted. If the market in your area is as slow as it is here, maybe look at a few more houses and think about it some more before offering.

  • Our house is at a T intersection, and it isn't so bad.  We have the energy saver curtains on the road-facing windows so that the headlights don't bother us.

  • I never really thought about this, but my husband refused to look at any houses in a T intersection, so I guess it really bothers him. :)
  • We just moved into a house at the T-intersection.  It didn't bother DH at all and I thought about it long and hard.  I was worried about the headlights which in the 3 weeks we've been there haven't bothered us one bit.  One thing I noticed that we'll like once our kids are older and out playing in the yard is that people HAVE TO STOP at the stop sign so if the kids are out playing in the front yard the cars can't go flying by.

    This was the only thing that was bad about our lot and I decided it wasn't that big of a deal and now that we live there it hasn't been that big of a deal.
