I have handed in all of the paperwork with mortgage application at the bank, have our down payment in the savings account, had the inspection last Saturday and have already signed and returned the good faith estimate and all other paperwork the bank mailed out to us.

Our bank was doing their appraisal yesterday and I'm told we're just waiting on the bank's mortgage commitment letter.

Could anything fall through before we get this letter? I asked the woman at the bank if she has everything she needs from us and I got this email back:

"Yup, just wait for your Commitment Letter. You are in good shape for now!"

The fact that she said "good shape for now" bothers me....like something could change before our closing date of 4/20

  • In my experience when our mortgage went to the underwriter was when they scrutinized everything and almost everyday were asking for more bank statements, income tax paperwork etc.  I doubt that you won't get the house, it's just that you haven't hit the part of the process where they're asking you for stuff you never even thought they would need.

    I've closed on three houses. The first and third houses went through without a snag. For the second one, I was faxing paperwork hours before closing... as in closing was scheduled to be at 1 pm and the bank called me at 11 am telling me that they needed more stuff... and that was after I had the committment letter. There was a new charge on my credit report that showed up the morning of closing. It was fradulent (someone, not me, opened a Sears card in my name) so I had to get Sears to close the account, have the account that removed from my report and get all of that faxed to the bank within hours. It was crazy (this was 10 years ago, so consider the lack of technology) but I got it done and closed on time.

  • Once you get the keys- it'll be 100% yours!

    We were asked to send a lot of weird documents everyday for about a week until closing. There were days when they'd say it was looking good then they'd say that a certain thing may be an issue. We just closed on Monday and I must say the underwriting process was the toughest part of the entire thing.

    Just be prepared to provide documents and run around gathering information at the last minute. Hopefully you'll be lucky and have everything go smoothly!

If you don't consider the house yours until you have the keys and you're looking to move in right away, do you start setting up utility appointments, movers etc, or try to scramble last minute. We're dealing with this. We're looking to move in late May, but we know that's a busy time for movers in our area.  Our seller (its the developer) said we shouldn't reserve an elevator for moving in until a week before we move, but I want to make sure we have the movers and everything coordinated.
