Good or Bad Sign?

So we finally received an offer on our house that's been on the market for 2 months (definitely a buyers market).  It wasn't terrible, but wasn't great either.  They asked for a lower price, money for closing, the decorators bonus we offered, carpets to be cleaned professionally, my curtains, and for us to join their credit union so they could get member-to-member benefits (ie no closing costs).  And the kicker is that one person in the couple is the realtor so they will make a commission on buying their own house.  The good parts of the deal is that they intended to put 20% down on a conventional loan, it wasn't contingent on selling their house, and closing in a month.

We countered with no extra money at closing other than the decorator bonus we offered, we met them halfway on the price, and we agreed to all their other requests.  The net price with this new sales price and the decorator credit is right in line with comps.

So I'm waiting on a response to the counter and I get a call from my realtor that they want to go back to the house before responding.  I can't decide if this is good or bad?  What do you think of our counter?  Reasonable or not?

  • Is being their own agent even ethical? I have never heard of that being ok. I would be extra cautious with this set of buyers IMO.

  • Totally reasonable to want to go back in before countering I think.  We went in twice, then had a contractor go through with us a third time before our counter was placed.

  • Agree that a visit is okay. I'm just kind of weirded out that they wanted you to join their credit union. Also, they get all these bonuses, PLUS the commission??? Jeeze. Maybe I need to quick hurry up and become an REA before we buy our next home...

     

  • I'm weirded out by the credit union thing too. Also, I have to wonder if the rules in your state would allow a realtor to take a commission on her own purchase of a house. They seem pretty sketchy to me.

  • They sound cheap and I would be worried that they're going to try to stick it to you during inspection.
