  • Is noting 6 rooms a normal thing to mention in your area?  I'm very confused by this- 3 bedrooms plus 2.5 baths to me means 6 rooms... Then you have a dining room, living room, kitchen, laundry.  Does 6 rooms mean besides the beds and baths?  It's just not something I've seen in listings near me.

    Also, are you willing to pay a buyers agent commission? I'd put something about that so people with agents know you are willing to pay for that.  

    Last- what kind of countertops do you have? It says custom but we've had custom laminate ones made for our old gameroom and now have granite which is also custom since it was measured for our counters.  I guess just either leave that out or put more info about the materials.

  • sprinkler system, fence?  anything special about the street? quiet, close to schools a circle? what kind of Countertops? and its just me but if they arent walk ins I wouldnt even mention the closets. As a woman with too many clothes and shoes non walk ins make me pass over listings. Also the 6 room thing at the begining is confusing. Good LuckSmile

  • Ditto PPs on the 6 room thing and the basement issue. I want to know if a house has a basement-we would eliminate a house if it didn't. Also, instead of listing the number of rooms, I would list the rooms themselves. So like: living room, dining room, etc. etc.

    Also, is the dishwasher the only appliance that is staying? Usually the listings state which appliances are staying.

    Is the lot wooded, open, landscaped?  A little more about that would be good. As well as the area: school district, close to shops, good neighborhood. Do you have a HOA?

    One thing I found helpful was when the seller included the property taxes last year, as well as utility estimates and any fees that may apply. This was usually in the flyer at the house itself when we went for a showing.

    Details on the yard, driveway, landscaping, etc.

    Add whatever may be attractive in the area- like on a quiet street, in a good school district, lots of mature trees, etc.

Also half the lot is cleared and half is wooded and abuts conservation land so I should probably add that? Landscaping is bleh- we bought new construction and only added landscaping around the porches our lawn is totally wrecked b/c of grubs which we are trying to fix so I dont really see it as a selling point. Basements are standard here so should I really add that?

    Yes I would always look twice a listing with a yard that abuts to conservation land. Yes on the basement. We are in tornado ally but I still ran into homes from time to time without them.  If you get a lot of experianced buyers they are going to see anything left out as a red flag. If everything else about the house is in good shape. Personally I would treat the lawn for grubs and make it look as good as it possibly can. Most people wont see that as a deal breaker as long as it looks like you care and were trying to do something with it. Good luck. we are getting ready to start renovating one of our homes to put on the market. I havent sold a home in years but dont want to rent this particular one with our other rentals.
