Anyone else waiting to lock in?

We have to lock by Friday and things were looking good for a rate drop until this morning. I can't decide if it's worth waiting until later in the week to see how things go. Anyone else in the same boat?

Re: Anyone else waiting to lock in?

  • what is the rate that you're quoted?
Depending on the rate, I'd lock in or not. If I think it's a good rate for me, I'd lock in. For me it's kinda, one less thing to worry about, so, not worth the waiting game.
  • how much of drop is it? i locked in at 3.875 but had the option to wait and lock later--i was happy with the rate and did not want to gamble.  Had I waited to lock the rates were at 3.75 for a week or so, which is not that big of difference to me.

my luck, the day i say to not lock the rates would have sky rocketed to 4.5!

  • We had 3.875% for our preapproval, but because we went under contract after the market improved, we're currently quoted at 4.125%. It was close to dropping to 4% on Friday, but it's not going to happen today.
  • I'm still waiting on the sellers to sign the PSA so we can lock.  My quote was a little over 4% and now we are looking at freakin 4.625%  Jeezus.

Yuck! Alright, you have me beat there. Hopefully you have more time to wait and see if they go down again. It doesn't seem like they will in the short term.

I went ahead and locked today. Our mortgage broker thinks floating for us at this point is risky because it will be easier to send rates up than down and if they shoot up before Friday, we're in trouble.

  • We had to wait about 3 weeks before we were able to lock in. It was a very difficult wait, we had 3.875% and I tried to get them to lock in at that rate but since our closing date got delayed, the bank decided to wait. They are only allowed to lock in 15 days before closing.

We ended up getting 3.75% which was a surprise. After we locked in, the rate went up to 4% or so. We got lucky.

I would lock in now and then not look back. The rates are at historical low now so you probably will be getting a good rate anyway.

  • We had a 30 day lock at 3.55 which made us very happy. This post makes me laugh honestly. Our parents and grandparents never saw rates like this and our children prob wont either. I wouldnt stress over the little amount of fluctuation that you are talking about. 4% sounds great. I would lock it in. Congrats on the new house.

You are completely right about this and I told H that we've been spoiled so we'll never be able to buy another house because the rates will likely be higher next time! We got 4.125% - it's $26 more a month which is crappy, but I know it's better than what a lot of people have.

  • The rate dropped for 4% today according to our lender. I'd love to see it back to the 3.875% that it was for so long when we had started looking.
