Inspection today

So our potential buyers scheduled their inspection for today and it is going on right now. I spent the morning calling attorneys since we haven't yet received a signed contract from them (and we haven't signed anything). Apparently they signed their contract on Friday (changing a few things) and put down the deposit and then scheduled their inspection before we signed anything - seems a little risky to me (on their side) since we are technically allowed to accept any other offer that comes in until we sign their contract.

I hope that means that they really really want the house and that they are not going to be unreasonable after the inspection - they got a really good deal on the house (below appraisal price) so we aren't planning on spending money on fixing anything else (we already fixed a couple of issues before putting the house on the market and it is only 7 years old).

I spoke with the buyer yesterday afternoon (none of us have real estate agents) because she wanted a copy of our previous radon reading and she was gushing about how well the inspection went and how much they love our house. I hope that means that they are not going to ask for anything to get fixed.

  • If they changed things in the contract before they signed it, that probably consistutes a counter offer.  They really should not have scheduled the inspection until you signed the contract.  That's just dumb on their part, b/c without a signed contract, you could turn around and sell the house to someone else.

    I agree. We still didn't receive the contract through our attorney so we still haven't signed. We could legally accept any other offer - especially since they changed a few things in the contract, including the closing date that they originally picked.
