Realtor question - can we use one to help us sell and a different one to help us buy?

We are ready to put our house back on the market so we've interviewed two agents. We really like them both and can't decide between the two. We do like one a little better in terms of being a buyers agent for us when we look for a new home. But in terms of acting as a sellers agent for our current house - we can't decide between the two.

Would it be weird to use one agent to sell our current house and one agent to help us look for a new house? Or is this totally normal?

  • I've seen it done, but it seems like it'd be a PITA.

    Some realtors in my area prefer to stay on one side of the river. So if you're selling on the west shore and buying on the east shore (or vice versa), you'd need two different realtors.

    Most will drive across the bridges. But some won't. People are really weird about crossing the river around here. They treat it like it's two different worlds. It's like a 1/4 of a mile people. Besides, the pretzels are on this side and the chocolate is on the other... they need to meet to make an adequate snack.

  • You can.  Personally I think it would be a bit of a PITA to deal with two different people. 

    Also I'd hate to have to be the one to explain to them why I was using two different agents. 

    If you can't decide because they are equally as good for a selling agent I'd probably just go with the one you like as a buyer's agent. 

  • You can totally do this if you really wanted to but like the previous posts said, it would be a PITA.   They use the same skills whether they are the buying or selling agent.  The moves are always yours and they are your voice.   Personally, I would pick one that you feel comfortable with and work with them.   For the Realtor it gets tricky if you go back and forth and then one thinks they showed you a property and another agent claims the same.   This makes major legal problems between the agents... it's not your problem, but why would you do that to them?

  • You can do this, however, I agree with the other posters that it may be confusing and weird.  You may also be able to negotiate their commission if you use them for both.  For example, if I use my realtor as my selling and buying agent, we only have to pay 4% commission (2% for each agent).  However, if I don't use her as my buying agent, we will pay 5% (2.5% for each agent).  Completely works in our favor.  Maybe you could negotiate that?

    Yep, I do. I'm near New Cumberland.

  • We have one agent selling our house and another working with us to buy a house.  Both agents work out of the same office, it's just how the office works.  BIL used them and had the same thing.  I think the only thing saving it from being a PITA is that they are in the same office.  Everyone is CCed in on all emails so we all know what's going on and whatnot.  Actually, our buying agent is the agent for the people who are buying our house.  A little weird, but I'm going with it if it sells our current house.
