How long was your house on the market?

I know this is dependent on so many factors like condition, the area, inventory, etc., but we're listing our house in about two weeks and I'm curious how long people have had their house listed before they accepted and offer.  This is our first time selling so I'm wondering what to expect.

  • Your agent should have access to the stats for your area, including average days on market.

    We're buying, but in our area (top notch school district, stable housing market, low unemployment) houses that are priced right can sell in a week. Houses with unrealistic prices that don't account for condition or other negative factors tend to sit until there's a price adjustment or they sell for well under asking. 

  • Our house was on the market for about 9 months.  But we were priced a little high.  We knew it, but we didn't HAVE to move so we wanted to see what we could get.

  • Our house had an offer in the second day by an investor- but kept on market for two week just to make sure that was the best offer before accepting. Here is dallas even in looking at houses sometimes get sold in one - three days before I can even go see them. my realtor says its investors that are buying up all the houses here.
  • We are selling as for sale by owner and accepted an offer after just about 2 weeks on the market. It was actually the very first couple who saw the house.

  • 2 months.  And based on what I remember of the #'s our realtor gave us, I felt that in our area/market, that actually wasn't too bad.

  • We had our townhouse on the market for 2 weeks when we got an offer. It took another week for us to come to an agreement and accept the offer.

  • Ours has been on the market a little over a month but in our area the average days on market is 124. I expect it will take us a while but that is to be expected here. It is kinda disappointing to hear about people who sell their homes within a week or receive multiple offers but I know that it also works to our advantage once we sell and are looking to buy.

  • The house we're buying was on the market for about 2 weeks. We're in a sellers market area, so nice, well-priced houses tend to go pretty quickly. Another house we were looking at was under contract within 2 days. Houses that are overpriced and aren't lowered or that have lots of work to be done can take up to 6-12 months or more.
  • We got an offer after two days. We really lucked out because I don't think anyone else would want our house and they didn't ask for any inspections, just the appraisal.

  • This definately depends on your area.   Ours sold in 4 weeks, but the average was more like 4 months in our area.

  • 5 months. We were priced competitively in line with comps, but it just took awhile to find the right buyer.
  • We sold our house in a little under 4 months. Our condo has been on and off the market for 2 years ..... It really depends on the property, the market and the location.

  • We just bought a house that was on/off the market since 2009 actually. It was on the market for almost a year before we bought it. The housing market around here is pretty bad and it is in a very rural area.

    FI's parents' house finally sold after 2 years. One of my friends' house has been on the market for a year and half now.

    Really tough here.

  • In our area, mid-MO, a majority of the house we saw when we first start looking had been on the market 6 months or more. Our realtor told us though that in our market and I would think it would be the trend in a lot of areas, the majority of homes are sold between April and September. Like close to 95% of them.

    We have seen house that are new on the market while we have been looking and a majority of those are still on the market here as well. If a home is nice and priced right, it will sell. We have only had one house that sold before we could manage to go and see it. It was priced well and had amazing finishes. 

  • On the buying side, but the house we are buying was on the market last year for I believe 6 months or so, and it had been back on the market for about 2-3 months when we made our offer. They lowered the price the second time around

  • 6 days, including about 1 of negotiation. There are very few homes similar to mine on the market, and we had a ton of activity.
  • We sold our house last week after only 8 days on the market.  We priced it slightly on the higher side and we're keeping our fingers crossed that it gets appraised at our selling price.

     The market around here is hopping and nice homes are getting snatched up in a matter of days.  Of course, others are sitting on the market for awhile.

  • 7 days. we priced to sell, based off of recent sales of price per square foot of like houses in the area.
  • what part of alexandria are you in?  I would say that you shouldn't worry too much.  Houses in NoVA in good shape and in good locations are selling very quickly.  We sold our TH in Reston last summer in 3 days - started showing Thursday morning, had an offer on Saturday morning and had finalized the contract by Saturday evening (there were a couple back and forth counter-offer phone calls through the day).  Our buyers had been looking in the area for 3 months and had seen a LOT of short sales and foreclosures as well as properties that were not updated.  Our house sold for $11K more than the most recent sale in our neighborhood because we had a newly updated kitchen, fairly recent bathroom updates and almost all appliances/systems in the house had been replaced while we were there (almost 8 years).

    The house we bought in West Fairfax/Chantilly was on the market for a month.  They were originally priced too high.  They dropped their house $15K, we viewed it and we settled at $20K below original asking price.

    We were really fortunate.

  • from the buying side, we bought our house before it even hit the market.
  • We are approaching 80 days (and 28 buyers through the house).  It is exhausting. Hopefully all the showings will pay off soon.
  • Originally we put it on the market in October took it off in January had lots of showings but a crappy time of year to sell.

    Put it back on March 16th- had an offer the 17th- signed the contract in the am on the 18th.  We close April 11th... yep a quick sell.  I am relieved.

  • We first put our house up for sale in August of last year, we got no showings, and took it off the market in December. It was a bad time to sell and the Realtor was ignoring our calls and emails. We re-listed it the first week in March with a different Realtor and lowered the price by 13k. We have had around 2-3 showings a week and are expecting an offer to come in this weekend or early next week. A couple that saw the house last week is going to look at the house again on Friday. This time they are bringing a roofing contractor with them. Our Realtor said that they want a roofing and siding estimate before they put in an offer. Our roof needs to be replaced badly and we can't afford to put on a new one. When we priced the house, we took the roof into account. We can't go much lower than what we are asking but I'm confident that we can negotiate something.

    We already found a house we love and are probably going to put in an offer. According to Zillow, it has been on and off the market for the past three years but it was most recently re-listed last week.
