So, after my near meltdown our agent called the listing agent to get the scoop. The listing agent showed her two appraisals that had been done (one for previous buyer and one for one of the sellers, who had been considering buying the other out) both showing above grade (non basement) square footage in the 2900s. The county website was still off, but I feel better knowing that it's closer to what we thought we were getting.
Apparently the appraiser that did ours was only there for 20 minutes (the others were there closer to 45) and only did interior measurements. She didn't use an appraiser's measurement wheel or any of the other gadgets they're supposed to have.
While I'm annoyed we don't have an accurate estimate of the home's worth, we might still be getting a lower homeowners insurance premium

We're filing a tax appeal asap upon moving in. I'm not sure if they'll fix it then or not. I think we only have to give them our closing sheet which won't state the correct square footage.
