Selling with large dog in home

We're not quite ready to sell our house, but I do have some questions.  Both DH and I work FT and we have 2 cats and a 90lb dog (and hopefully a baby by then).  How does showing the house work if we're both at work and we have a large dog on the loose (we don't crate her and she'd be really anxious if we did)?  I've often heard that showings are short notice, so would we have to go home and pick up the dog so she's not there?  How does this work?  I'm certainly not looking forward to doing this, but I don't think renting an apartment and moving out will be an option for us (so that our TH is empty for showings).  Thanks for your thoughts.

  • When our house was on the market, we were able to put pretty clear instructions that we needed 24 hour notice for appts.  W/ a little one- I had to have notice.  We still did get 1 or 2 last minute requests, but you can always say "no" to that if you want (although I did everything in my power to not do that!!).

    That would make it easier to arrange doggy day care for her (and not have to leave work so much!).  Thank you!

  • In my experience, the seller's agent notes that there are pets in the full listing the REAs have access to, with any special instructions about being careful to not let them out if they're not crated or that 24-hour notice is required due to pets. 

    If it's going to make your dog anxious to have strangers in the house, I would definitely require 24 hours notice in the lsiting, and consider anyone who doesn't give you that courtesy (rude!) on a case by case basis, not feeling bad at all if you can't accommodate them.

  • Our house is currently on the market and we have a large indoor dog and three small children. I requested 24 hrs notice so we can have the house in order and get the dog out. In most instances it isn't a problem for people to let you know ahead of time so you can make accommodations for kids and pets.

  • I will also add that if possible I would get your cats out of the house too. Between allergies and some people just not being pet people its best not to have those distractions if you can.

  • We had to get our apartment rented to break our lease and it can be tough with pets. We have a bernese mountain dog who H's mom helps with and a cat. I kid you not, during a showing our cat chased a person who happened to be scared of cats around the apartment. Oy. Ironically, that person ended up renting the apartment =).

    We saw a few houses that had animals present that were not in crates. Definitely have your listing agent put it in the notes on the house. You could let people in with the dog there if you think your dog will behave. Ours would jump on everyone. If that's not an option then you'll have to do the 24 hours notice like pps mentioned.

    H loves dogs and if there was a friendly one in the house, he would usually play with it instead of fully focusing on the house. 

  • We did for sale by owner so I would show the house while DH took our dog and our toddler (if she wasn't in daycare) for a walk or a car ride.

    If it was during work hours, we would just have to come home, show the house  and then go back to work. It was a hassle but we ended up getting an offer we accepted within 2 weeks.

    I think having a big dog would definitely deter a lot of buyers - the cats are less of a problem since most people aren't scared of them. 

    When we went to see a house (to buy), someone had left two big dogs in the yard without telling our realtor and we were a little taken aback since there is no way to know if they are friendly or not. And DH and I are both dog lovers.

  • We also require 24 hour notice.  We have accepted a few weekend showings on less notice- but during the week it is essential. I am lucky enough to have the flexibility to work from home. So if we have a daytime showing I just work at home and bug out with our two dogs during a showing. take them for a ride- and then get back to work once the showing is over. it is not my favorite thing to do, but having them crated with strangers walking through the house would not work well (I think one would bark).
  • Doggy daycare is a great idea, but I would also consider removing your cats. I love cats and dogs, but I will not view a home if I know there is an uncrated animal on the property. I will also leave immediately if there is a crated animal that seems uncomfortable with my presence. You just never know how pets will react to strangers being in their home when the owners are not around.
  • I am a dog person, so it doesn't deter me. We have seen a few houses with pets. Most dogs were crated, a couple left out with a note to our realtor that they were friendly. We petted them, obviously. Mostly the cats were left out and they were lounging somewhere. I don't think it is unreasonable to ask for notice though if you want to take your pets with you.

  • One house that DH and I saw had a huge dog, but they had him tied to a tree in the backyard. They knew we were coming though so I'm sure he wasn't out there all day

  • Hey Beck! When we sold our last home we had a request for a last minute showing when we were out of town and my brother was dog-sitting (at our house). He happened to be at work, and we had no one to go grab our dog. I let our REA know she was home and loose, but very friendly and he threatened to cancel the showing.

    I ended up calling my neighbors (had their number only for emergencies) and they came and took her for a walk during the showing.  As it turns out that those who saw the house were the people who bought it -- so thankfully we didn't lose it.

    I would recommend maybe mentioning the possibility to your neighbors ahead of time if you are friendly with them. It is nice to have a back-up just in case.

  • I would plan on doggy daycare if I had a pet. My husband does not like dogs, and we didn't even go into homes that had large uncrated dogs. The one time we did, he was too distracted by the dogs following us around and barking to pay attention to the house. We've viewed homes with dogs outside barking and jumping on the door, and with dogs crated and barking in the basement. It is VERY distracting, especially for someone that doesn't like dogs.
  • Thanks for your help, girls!  I can't imagine that people would not crate or take their dogs out of the house for a showing.  If I wasn't a dog owner, I'd get freaked myself.  You have really helped me become less worried about selling our house!  Thank you!  Hopefully I can hang around more when we start the process.
