short sale appraisal :(

Ok, so we put in an offer on a short sale in Oct, they finally accepted our offer 2 weeks ago, contingent on us being able to close by 4/15. Our appraisal just came back, for 10,000 under what we offered.  Which was already 30,000 under what is owed on the house.

The bank lady said the reason why it appraised so low is that there are no comparable houses in the area that didn't forclose. Apparently like half the houses in our neighborhood are foreclosed. So, since they only had those houses to compare it to, it drove the value way down. 

Our bank just told us that the only thing we can do is put in a new offer and hope they take it, or we can walk away. The thing is, it took so long for them to accept the offer the first time, I am afraid it will take another 7 months. And then they still could say no. And I love this house. And we are getting married next month and we are getting sick of living in our friend's basement. And nothing else that we have seen that is even close to our price range is nearly as nice as this house. 

 I don't think we have any choice but to put ourselves at the mercy of the bank and wait it out.  This is a sad day.

  • That's  really frustrating. Why did it take so long?? Any chance it'll be faster this time?
  • That is upsetting. I would be careful with how you proceed. Remember, that if a large amount of homes are lower in value it means that the other homes in the area that haven't foreclosed are likely under water in their mortgage as well. I'm assuming this only because if a large amount of homes are in one area go to foreclosure its likely the homes were built during the height of the market and all were overpriced. If other homes foreclosure in the area it could drive your property value down even more.
  • I'm so sorry - that must be so frustrating. I would submit another offer to the bank and just hope they can make it go through faster this time. Don't pay more than it's worth and if it's your dream house it will be worth waiting for in the end. The waiting sucks but if this is a home you plan on spending a long time in you might just have to suck it up as much as it stinks. In the meantime though, keep looking - you never know what might pop up for sale!

  • Ugh, that sucks.  We had a similar situation, had two contracts on a short sale, both fell though because of the bank's sloooow pace.  We eventually bought the house as a foreclosure, after two more contracts.  The whole short-sale/foreclosure process is so frustrating.  You just can't count on anything working right.
