Here's our situation:
We offered: 147,000 + seller pay closing costs, seller pay for a home warranty, also include a huge kitchen island and three mounted tvs.
Our realtor told us that they would most likely counter by putting the purchase price at $152,000 with them paying closing costs (which is really like we'd be financing our c/c). She said that this is common practice.
We just got word that their counter is: a purchase price of $149,000 with up to $5,000 in cc (ours are going to be ~$5100) + everything that we asked for, in addition to stating that they'd do all of the FHA required repairs.
H and I are in shock. We expected them to come back with a $152,000... this is CRAZY!

That sounds great! I'm wondering if they're worried about the appraisal value. They might not think it will get appraised for 152.
To address a few things:
The TVs are mounted, and if they were taken down, they would leave some pretty significant wall/brick damage. I, personally, don't want their tvs, but H said to ask for them because of the mounting. I do like their little kitchen tv though, so I'm pretty excited about that.
They have already moved months ago, so I don't think the tvs are something they need.
Unless we get blindsided, the house should appraise for more than 149-- comps have sold around 159-166 in the last few months.
--> to the nestie who asked how it is better, I wrote "kinda" in the title. It is better than what we were *sure* they were going to offer back. It is better than we planned on paying for the house. Plus, we made no mention of fixing the repairs, they did.

Yes, you've made your point-- in my excitement I didn't clearly identify the best title for my post. They countered an offer better than we expected.
I think we both commented because there have been a number of people before who have come here and said something to the effect of:
"Oh we offered 150k + seller pays closing and the sellers came back at 147! Can you believe they came back better than what we offered?!" - because some people don't understand. That's obviously not the situation here.
yup. i am snarky, but i wasn't unnecessarily snarking on this post. just trying to clarify/clear up any confusion since a lot of people come on here with specific scenario questions.
