Pest Inspection---can I walk from a deal?

Mouse droppings.  First of all you have to understand this is my worst nightmare.. I'm scared to death of any type of pest, I'd rather have the roof fall on my head.

Can I kill the deal?

  • Just curious, but what are you going to do when you actually buy a house and then a mouse shows up?
  • That will depend on your area, so you'll have to ask your agent. Where we are I *think* you'd be allowed to walk. If you truly want out, make your reply to inspection absolutely ridiculous (I'm thinking every miniscule "improvement" that the inspector found) and they should let you out.

    Never had a mouse in any home I've lived in in my  44 years of life .... I don't plan to start now, that is just disguting, not to mention a health hazard.   

    Its not "normal" by any means to have rodents in your home

  • Depends on the contingencies you put in the offer they signed.
  • I think what you can reasonably ask for is that the seller have the house treated to remove the mice.  If they refuse you can walk.  But if it was a really bad infestation and your pest inspector wrote that in the report, you could also walk.
  • Our pest inspection was only looking for wood-destroying pests.  We found out we had a mouse after we had already closed on the house.  We had a pest control company come out and figure out where they were coming in (sealed those areas up) and set some traps.  They caught the mouse and basically the whole ordeal is over now.

    Your agent should be able to tell you if you can back out or not... it depends on your contract and contingencies.  And I'm REALLY curious how you know you've never had a mouse in your house.  You don't have to live in filth for a mouse to find their way in.  Sometimes they just find their way in and live in the attic or walls or basement.

    I lived in a building that had a rat problem for a year when I lived in NYC. They chewed a hole near the sink and my cat would sit there and wait for them to come out. The most terrifying incident was when she was flinging one around in the air over the sink. I about died and high tailed it out of there as soon as my lease was up.

    I've only encountered vermin in the city and I think infestations are totally avoidable with maintenance. 

  • All the houses in our old neighborhood (MN) got them from time to time.  Esp in the fall- they were looking for a cozy home for the winter!

    One year, a house on our block was torn down.  Apparently when they bulldozed a shed, you could see mice running in every direction.  That week all the neighbors caught mice in their houses as the displaced mice found new homes.

    Trying to think of any other mice stories that I could tell..... In other words, I think this is NBD and you are crazy.  OTOH, don't ever mention cockroaches in my presence!  I will flip. 

  • It depends on your contract. Ours allowed for it only if the seller didnt fix it.

    Sort of the same thing... Mice don't generally travel alone, it usually more than one.  Same thing with cockroaches.. they multiply very quickly..   I think both are very valid fears and concerns. 

    I think I'm going to have to become BFF w/an exterminator just for peace of mind.   A cat won't work.  I'm allergic to them  But Its not 100% out of the question at this point .   Sneezing and itching beats mice

  • No offense, but if a few mouse droppings are your worst nightmare and could make you walk, I'm not sure you are ready for home ownership.

  • I don't think the mouse is a big deal.  Just ask the sellers to do pest control and you will never know it is there.  You are going to have a lot of pests that you have to get rid of on your own once you own a house.

    lol. seriously? first, talk to your agent to see how your contract is written and if you can back out. think hard if you really want to back out. if you want to back out for some other reason and your contract allows for it because of droppings, then you can. just be honest with yourself about why you are.

    if you go through with it, have the sellers do pest control. then call an exterminator--no need to be BFFs; it's their job. they have maintenance programs where they come out every x months to set new traps/spray/do whatever preventive stuff and also treat any existing issues.  those plans usually include a certain number of "emergency" calls per year, too, if you spot an active infestation or find a mouse or whatever between their scheduled visits.

  • I really thought this was MUD until I saw how many posts you had.  You must not live near trees or wooded areas.  We have a lot of wooded area near our house and between us and the street of neighbors we have collectively had mice, bats, flying squirrels and chipmunks in our attics.  They are easily treated.  MUCH easier than the time a bird flew in the front door.  Animals finding refuge in a home is not because we are all "disgusting" as you implied earlier--it is because furry little animals look for warm dry places to live and if they can find a tiny way in, they will.
