House no longer listed....with ?

I have been very interested in a house that had been listed for about a year....saw it twice and was figuring on what to put in for an offer while pregnant when my little one decided to come a week early (was hoping to put offer in prior to delivery ).  While I was in the hospital,  the listing hit the year mark and was removed from MLS.  My agent confirmed with the other agent that it will be resisted, and there is still a sign in the yard.  I've been stalking my email, remax and MLS listings for this house but it has been two weeks and no luck.  At this point, I'm not sure what to do.  Do I wait for it to get relisted and see if he drops the price at all?  Personally, I wouldnt knowing someone looked at the house twice recently and questioned the agent on the listing.  Do I make an offer while it's not listed?  Can I even do that?  Trying to not harass my realtor with these type of questions.

  • You are still allowed to make an offer even if the house is no longer listed on MLS. You can actually make an offer on any house, anywhere, at any time, they just have to be willing to sell.

    Agreed. Have your agent call and asked some questions. Listing have expiration dates and sellers have to re-list after that date. This seller might be thinking that with Easter coming or maybe they have a big trip coming that they would wait to re-list. No harm in making a call to ask some questions.

  • My husband and I had our eyes on a house, and the same thing happened. The realtor's agreement with the owner expired, and so the listing was removed. Since there was still a sign in the yard (a few weeks later), my husband and I drove by and actually rang her doorbell to inquire. We got lucky, because she was very nice and let us come in a look around on the spot. I'm not suggesting you do that, but it worked for us.

  • i would probably knock on the door, too, haha.  Some people would say it's too much, but I don't think so.  I also think if I was a seller, if someone came to my door and said, "I just wanted to inquire as to whether you are still selling your house because we just love it", I would be flattered.  Not everyone will agree, but that's JMO.
  • I would knock on the door, too. If I was selling my house, I'd be happy for any interest in this market.

  • It's an older couple who owns the house who has moved out of the area but they arent dying to sell, at least 6 months ago.  I'm just afraid that if we jump while it's off the market we might lose the opportunity for them to drop their price.

    True.  But if they really want to get rid of it that bad and you put in an offer lower than listing that you think is fair, they might just accept it.  As long as you get it for what you think it's worth, that's all that matters.

  • I'd probably wait to see if the house came back on the market with a lower price first.  If you really don't wait, I don't think having your realtor speak to their realtor is a good idea.  That's what they're there for, so don't feel bad asking your realtor to handle this.

    On another note, I just have to chime in and say that it is a HORRIBLE idea to ever just drop by a house for sale.  It might work if someone is desperate for a sale, but it is very inconsiderate to the seller.  We just sold our house and have 2 small children, and our house looked like azz 80% of the time.  It took a ton of work to get our house show ready, and I would have been freaking pissed if someone had shown up out of the blue and wanted to see the house.  Our buyers actually did show up unannounced while the kids were in the process of covering the dining room floor in food.  Not okay.  I would not let a stranger into my home without a legitimate vetted realtor anyway.
