We are building a house. Technically we have simply purchased the house before its construction had began. It's not a custom home. But, we have asked for them to add a few touches; wire for surround sound and extra installation on the bathroom walls.
a) anything else I should be adding at this point?
b) I've heard that when builders already have a buyer they tend to take shortcuts. Anyone know anything about all that?

and no,i didn't feel this way when we built. we had a preconcealment inspection as well as a final inspection wth an independant inspector, and handed them the report and told them to fix everything on the list.

Do you have design selections be made before construction? We added many upgrades prior to our build. Surround sound inside and on the patio, upgraded water filtration system, extra ceiling fans, additional electrical outlets, and many upgraded interior selections
As Nital said, you should hire an independent building inspector. Ours BI is awesome, he checked the foundation when it was poured, the frame prior to drywall and will do a final inspection when our house is complete. His reports are comprehensive and very detailed. We forwarded any concerns or problems to the builder to be corrected. For 3 inspections, our cost is $575.
The builder hasn't broken ground on our house, so I'm still pretty new to the process. My house isn't custom, but there is a process for changing all sorts of things. We can upgrade flooring, cabinets, trim, paint, lighting, counters...pretty much everything. I imagine that varies by builder, so has your builder given you any instructions about making changes? Do they have a design center?
Regarding B, that definitely varies by builder. My builder has a fantastic reputation, so I don't worry that they will take shortcuts. Have you googled your builder to see if this is something that others have complained about? I will do inspections as well, just to make sure that there aren't any problems.

It sounds like you already picked your elevation. Thats something that we upgraded, because we won't be able to change that in the future. Make sure you get everything that you want, that cannot be easily changed.
Builder's vary on how they have you pick colors/options. We had to pick everything within the first month after signing the contract because they wanted to order everything in advance. Like pp mentioned we had to do a change request if anything changed. There's another builder in the same sub, that does it the way you described. They go in phases and pick things as they go.

I would have them do pre-wires for any ceiling fans you will want down the road. Our builders only have 1 fan to pick from. We didn't like it and it was overpriced so they are doing the pre-wires so that we can install our own fans.
Good luck and have fun with your choices!Our home isn't completed yet (we are expecting completion before April 30) so while I hope he doesn't find anything, we are paying him to be very detailed, so I anticipate there will be something. Since you sound like you are completing the electrical phase, as a PP pointed out, pre-wires for any extra fans, we had extra outlets put in the garage (our old house had 1 and it sucked) we had extra wiring and a 220 outlet put out back for our pool pump. We also had extra can lights over for dimming lights in the Living Room. We actually did all of our selections for EVERYTHING prior to starting our build, back in January. How soon will your home be completed? Our inspector will do a final walk through just before we do prior to close. Good luck with everything, I am sure it will be fabulous.
interesting. tract homes usually want you to pick everything before they start building, and charge a hefty fee for any changes. choosing upgrades upfront also sets the price, and the builder usually requires a percentage up front.
custom homes usually give you the freedom to change whenever.
and yes, inspection prior to completion! we did a preconcealment inspection before drywall, and a final inspection a week before closing. we chose a builder with a great reputation, but our inspector still found a few minor things with each inspection, that we had the builder fix. i think it was $500 total for both inspections, but the information we received was invaluable. he gave us a lot of advice, as well as what to look for to prevent future problems.
