Thoughts on opting out of home warranty plan...

I'm 99% sure we're going to opt out of the home warranty policy (for $600).  It's with First American Home Buyers Protection.  See link below.  It looks like a total joke.  Any thoughts on opting out?  Thanks!

  • Yikes, those reviews (and also ones on Yelp) are pretty terrible. Is there the option to go with a different home warranty company or is that your only choice?

    Maybe you're in a totally different situation, but when we bought, it was just part of our deal -- the sellers paid for a HW for the first year, and we had two choices. Honestly it didn't occur to me to look at reviews or even really compare them -- it wasn't anything out of pocket to us, so it was win/win regardless for us. Thankfully, we've already had a really good experience the two times we called them (for stuff that turned out to be really minor, but it was still nice having the peace of mind).

    Is there any incentive to you to opt out? I'd rather have something rather than nothing, if it's no OOP cost to you. But I definitely wouldn't pay $600 for that.

  • The way you phrased this sounds like the sellers aren't paying for this and it would be out of your own pocket?  I didn't read the reviews but there are more than one home warranty company if you are interested in getting one.  Our sellers bought one for us (2-10 was the company name) and we wouldn't have purchased one on our own had they not paid.  So, I don't think it's a bad idea to opt out if it's something you are going to have to pay for... however, you can research other companies and purchase one for about the same price.  We just got our renewal letter and I think it was $500 or $540 for a year with the 2-10 company.

  • If the seller is paying, keep it. Also, I looked at the site. There are 90 reviews. People usually only report bad service or problems, so for 90 people you have to assume that there are hundreds or maybe thousands of folks that are totally happy and just haven't told this trustlink site.
  • If the sellers are buying let them buy it for a year.  Then just let it lapse.  Most people I know who have tried to use the service didn't have the best of luck (and this pretty much goes for any of the home warranty companies) but hey if it is free you aren't out anything.

    I think that company is a total scam.  Like I'm not sure why the government hasn't shut it and similar companies down for fraud.  (I understand IRL - just being snarky.) 

    I came home once from being OOT for 3 weeks and the house was 89? inside and it was 101? outside.  They told me it'd be 3 weeks, no joke, before they could send out an A/C repairman. Obv, I paid out of pocket and had someone there in 2 hours.

    If you google "home warranty site:thenest.com" you'll get a bunch of stories from us.  Though there are a couple posters on here who have a good story to share, most have nothing but bad things to say.

  • Pass. I have a policy with the same company that my realtor purchased. Not only did they not cover either item revealed on the inspection, they charged me $60 to send someone out to tell me one of the issues wasn't covered. Waste of money. I'd ask for the cash instead if the seller offered to buy it.
  • I've never bought a home warranty. They're usually a joke and it's next to impossible to get them to actually pay for anything.

    The only exception I'd say is if you're buying a foreclosure then I'd probably fork over the couple hundred bucks and try to get one of the more reputable companies. Usually foreclosures have been vacant for awhile and you're buying as-is, so it's more likely you'll have something big break right away.

    WE are paying for it.  It's a short sale and we pay all closing costs etc.  We did end up opting out because it seems like SUCH a waste of money.  Ya, if the seller was paying I'd probably do it (despote the $60 service calls) but I'd rather save the $600 for a rainy day and replace something ourselves.  Thanks all!
